SITE DESCRIPTION <br /> <br />3.1 Location <br /> <br />a) The subject property is located on the west side of South Clara Street in <br />the city of Santa Ana, California. <br /> <br />b) An approximate location of the site is shown on the enclosed Location <br />Map, Figure 2. <br /> <br />3.2 Surface Site Conditions <br /> <br />a) The subject site is developed with two single-story, single-family <br />residential structures on relatively level ground. A carport is present in the <br />rear part of the lot, within the footprint of the proposed ADU, and is <br />planned to be removed for proposed improvements. <br /> <br />b) The natural ground surface generally descends to the east at a gradient of <br />less than one percent. <br /> <br />c) The new addition is planned to be constructed within the rear yard of the <br />property. The ground surface, in the area of the proposed ADU, is <br />currently surrounded by hardscape and barren yard space. A 5-foot high <br />concrete block wall extends around the perimeter of the rear yard. <br /> <br />d) The property hardscape and the existing residence were observed to be in <br />fairly good condition, considering the age of the development. <br /> <br />3.3 Geology <br /> <br />3.3.1 Regional Geologic Setting <br /> <br />The property is located within the Peninsular Ranges Geomorphic <br />Province of California. The Peninsular Ranges consist of a series of <br />mountain ranges separated by longitudinal valleys. The ranges trend <br />northwest-southeast and are sub parallel to faults branching from the San <br />Andreas Fault. The Peninsular Ranges extend from the southern side of <br />the Santa Monica Mountains into Baja, California (CDMG, 1997).
