301 N Broadway – Plan Check Response <br />September 20, 2024 –Page 2 <br /> <br /> <br />code cycle has been adopted, <br />as discussed with the City in <br />prior conversations with the <br />client. <br />4 Please obtain approval from OCFA for: <br />a. The fire service access elevator shall comply with <br />CBC Section 403.6 and Section 3007. Please <br />show/verify compliance. <br />Noted. OCFA will be under <br />separate submission. <br />b. Standpipe system per CBC 905.3 & 403.4.3 <br />c. Smoke detection system per CBC 403.4.1. <br />d. Emergency voice/alarm communication system <br />complying CBC 907.5.2.2 & 403.4.4. <br />e. Secondary water supply for fire sprinkler system per <br />CBC 403.3. <br />f. Lobbies per 3007.6.4. <br />5 Please confirm that the fire service access elevators are <br />designed for the appropriate load (minimum 3,500 lbs.). CBC <br />403.6.1. <br />The two fire service access <br />elevators in the west core are <br />the Mitsubishi Diamond Trac <br />System, each with a 4,000 lbs <br />capacity, which exceeds the <br />minimum 3,500 lbs <br />requirement specified in CBC <br />403.6.1. <br />6 Fire Master Plan: Please include all subsequent addendums <br />(such as the rear alley analysis dated July 31, 2019, if still <br />applicable) and paste onto the plans. <br />The most recent Fire Master <br />Plan, dated November 22, <br />2022, is included in the <br />separate permit for the <br />Residential Tower’s Core & <br />Shell, on sheet R1.LS1.002. <br />7 Sheet R2.10.031 – Door Schedule: Please complete the fire- <br />rating of the doors. <br />Please refer to the updated <br />door schedule on sheet <br />R2.I0.031. The door located at <br />the rated wall will be included <br />in the core and shell <br />documentation. The tenant <br />improvement (TI) scope will <br />cover only the interior unit <br />doors and the interior amenity <br />door on levels 6 and 7, which <br />do not require fire rating. Any <br />doors that are not tagged on <br />the construction plan or <br />enlarged unit plan will be <br />considered part of the core <br />and shell documentation and <br />will undergo a separate permit <br />review. <br />8 Doors: <br />a.
