<br />GENERAL NOTES:
<br />1) ALL MEASUREMENTS AND JOB CONDITIONS ARE SUBJECT TO VERIFICATION AND
<br />ANY DISCREPANCIES MUST BE CALLED ATTENTION TO THE DESIGNER IMMEDIATELY.
<br />2) ANY ERRORS, AMBIGUITIES AND OMISSIONS IN DRAWINGS AND SPECIFICATIONS
<br />SHALL BE REPORTED TO DESIGNER FOR CORRECTIONS BEFORE ANY PART OF THE
<br />WORK IS STARTED. UNLESS EXPRESSLY STIPULATED, NO ADDITIONAL ALLOWANCE
<br />WILL BE MADE IN FAVOR OF THE CONTRACTOR/SUBCONTRACTOR AND/OR THE
<br />MANUFACTURER BY VIRTUE OF ERRORS, AMBIGUITIES AND/OR OMISSIONS WHICH
<br />SHOULD HAVE BEEN DISCOVERED DURING THE PREPARATION OF BID ESTIMATE AND
<br />DIRECTED TO THE ATTENTION OF THE DESIGNER IN A TIMELY MANNER.
<br />3) IF DUE TO THE NATURE OF MATERIAL OR METHOD OF CONSTRUCTION DETAILS AS
<br />SHOWN ON DRAWINGS OR SPECIFIED CANNOT BE SATISFACTORILY ACHIEVED, THE
<br />CONTRACTOR SHALL IMMEDIATELY ADVISE THE DESIGNER, IN WRITING, AND REQUEST
<br />AN ADJUSTMENT CONSIDERED NECESSARY FOR THE PROPER EXECUTION OF WORK.
<br />THIS REQUEST SHALL BE MADE BEFORE ANY MATERIAL IS ORDERED OR FABRICATED.
<br />ANY UNSATISFACTORY WORK THAT DEVELOPS DURING FABRICATION OR
<br />INSTALLATION SHALL BE CORRECTED AT THE CONTRACTOR'S EXPENSE.
<br />4) THE CONTRACTOR AND SUB-CONTRACTORS SHALL COORDINATE THEIR WORK
<br />WITH ADJACENT WORK AND SUB-CONTRACTORS AND COOPERATE WITH EACH OTHER
<br />SO AS TO FACILITATE GENERAL PROGRESS OF WORK. EACH TRADE SHALL AFFORD
<br />OTHER TRADES OTHER REASONABLE OPPORTUNITY FOR INSTALLATION OF THEIR
<br />WORK AND FOR STORAGE OF THEIR MATERIALS. THE CONTRACTOR SHALL
<br />COORDINATE ALL WORK AT THE SITE.
<br />5) SHOULD THE DRAWINGS DISAGREE WITH THEMSELVES OR THE SPECIFICATIONS,
<br />THE BETTER QUALITY OR THE GREATEST QUANTITY OF WORK OR MATERIALS SHALL
<br />BE INCLUDED IN THE PROPOSAL, AND UNLESS OTHERWISE ORDERED BY THE
<br />DESIGNER, IN WRITING, SHALL BE PERFORMED OR FURNISHED.
<br />6) ALL WORK SHALL BE IN COMPLIANCE WITH APPLICABLE ORDINANCES AND
<br />REGULATIONS OF ALL PUBLIC AUTHORITIES BEARING THE PERFORMANCE OF THE
<br />WORK.
<br />7) IF THE CONTRACT DOCUMENTS ARE AT VARIANCE WITH THE ABOVE, THE
<br />CONTRACTOR SHALL NOTIFY THE DESIGNER PRIOR TO THE PERFORMANCE OF SUCH
<br />WORK, AND ANY NECESSARY ADJUSTMENTS SHALL BE MADE BY APPROPRIATE
<br />MODIFICATION.
<br />8) THE CONSTRUCTION DOCUMENTS ARE NOT TO BE REPRODUCED OR USED FOR
<br />ANY OTHER PURPOSE THAN ORIGINALLY INTENDED EXCEPT AS AUTHORIZED IN
<br />WRITING BY THE DESIGNER.
<br />9) THE ABOVE NOTES ARE TO BE SUPERSEDED WHEN CONSTRUCTION DOCUMENTS
<br />ARE ACCOMPANIED BY "INSTRUCTIONS TO BIDDERS" AND/OR "GENERAL CONDITIONS".
<br />10) THE CONTRACTOR SHALL VISIT THE SITE AND VERIFY ALL EXISTING CONDITIONS
<br />AND DIMENSIONS. THE CONTRACTOR SHALL CHECK ALL DIMENSIONS AND NOTIFY THE
<br />DESIGNER OF ANY DISCREPANCIES BEFORE COMMENCING WORK.
<br />11) ALL FOOTINGS, NAILING, REINFORCING, ANCHOR BOLTS, STRAPS AND
<br />STRUCTURAL MEMBERS SHALL BE IN COMPLIANCE WITH THE UNIFORM BUILDING
<br />CODE (UBC), OTHER APPLICABLE CODES, AND AS SHOWN ON STRUCTURAL
<br />DRAWINGS.
<br />12) THE CONTRACTOR SHALL PROVIDE ALL MATERIALS, LABOR, EQUIPMENT,
<br />TRANSPORTATION AND SERVICES NECESSARY FOR COMPLETION OF WORK EXCEPT
<br />AS PROVIDED BY OWNER AND AS OTHERWISE NOTED.
<br />13) THE CONTRACTOR SHALL PROVIDE FOR ALL NECESSARY PERMITS AND
<br />INSPECTIONS, OTHER THAN THE PLAN CHECK AND BUILDING PERMIT FEES TO BE
<br />PROVIDED BY THE OWNER. SUB-CONTRACTORS WHOSE WORK IS NOT NORMALLY
<br />COVERED BY THE BUILDING PERMIT, SUCH AS, BUT NOT LIMITED TO, ELECTRICAL,
<br />MECHANICAL, PLUMBING, OFF-SITE WORK AND SO FORTH, SHALL OBTAIN AND PAY
<br />FOR THEIR APPROPRIATE PERMITS.
<br />14) THE CONTRACTOR SHALL MAINTAIN LIABILITY INSURANCE TO PROTECT
<br />HIMSELF/HERSELF AND HOLD THE OWNER AND THE DESIGNER HARMLESS FROM ANY
<br />AND ALL CLAIMS FOR DAMAGES FOR PERSONAL OR BODILY INJURY OR DEATH OR FOR
<br />PROPERTY DAMAGE DURING THE COURSE OF THE CONTRACT (FIRE INSURANCE
<br />SHALL BE MAINTAINED BY THE OWNER).
<br />15) CONTRACTOR SHALL PROVIDE SUFFICIENT MEANS FOR PROTECTING THE PUBLIC
<br />FROM INJURY AS WELL AS ADJACENT PROPERTY AND VEGETATION FROM DAMAGE.
<br />16) THE CONTRACTOR SHALL COORDINATE AND SCHEDULE ALL WORK WITH THE
<br />APPROVAL OF THE OWNER AND WITH MINIMUM DISRUPTION. ANY DEMOLITION SHALL
<br />BE KEPT TO A MINIMUM AND ALL DEBRIS SHALL BE REMOVED FROM THE SITE. THE
<br />OWNER SHALL BE CONSULTED BEFORE ANY BUILDING SERVICE IS TEMPORARILY CUT
<br />OFF. TEMPORARY RE-ROUTE UTILITIES REQUIRED BY THE OWNER FOR CONTINUOUS
<br />SERVICE.
<br />17) ALL DUST AND NOISE CREATED BY THE WORK SHALL BE KEPT TO A MINIMUM.
<br />18) UPON COMPLETION OF THE DAILY WORK AND COMPLETION OF ALL WORK, ALL
<br />WORK AREAS SHALL BE LEFT BROOM CLEAN AND ALL DEBRIS REMOVED FROM THE
<br />SITE BY THE CONTRACTOR. DURING CONSTRUCTION THE CONTRACTOR SHALL
<br />REMOVE AND DISPOSE OF ANY DEBRIS OR UNAPPROVED MATERIALS. THE SITE SHALL
<br />BE KEPT IN A NEAT AND SAFE CONDITION.
<br />19) CONTRACTOR SHALL PROVIDE SUFFICIENT MEANS FOR PROTECTING EXPOSED
<br />FINISHES, NEW CONSTRUCTION AND MATERIALS FROM DAMAGE BY WEATHER OR
<br />VANDALS FOR THE COURSE OF THE PROJECT. CONTRACTOR SHALL PROVIDE ALL
<br />BARRICADES, FENCES AND ANY OTHER ITEMS REQUIRED BY LOCAL ORDINANCES OR
<br />CODES.
<br />20) ALL WEATHER EXPOSED JOINTS SHALL BE FLASHED AND SET IN MASTIC.
<br />21) CAULK BETWEEN ALL PLASTER STOPS.
<br />22) INSTALL ALL CLOSING REQUIRED TO PROVIDE COMPLETE WATERTIGHT
<br />PROTECTION. FLASH DECK TO ROOF INTERSECTIONS, WALL TO ROOF INTERSECTIONS
<br />AND ALL VERTICAL TO HORIZONTAL SURFACES. FLASH AND COUNTER FLASH AND SET

<br />DRAFT OPENINGS (BOTH VERTICAL & HORIZONTAL) AND SHALL FORM AN EFFECTIVE

<br />6) GENERAL CONTRACTOR SHALL PROVIDE FIRE EXTINGUISHERS AS REQUIRED BY
<br />THE FIRE DEPARTMENT.
<br />7) ALL SHEET METAL, COPING, FLASHING ETC. SHALL BE MINIMUM 24 GAUGE G.I.
<br />8) STUCCO - ALL HORIZONTAL SURFACE METAL DRIP SCREEDS @ ALL BALCONIES,
<br />PROJECTIONS AND ETC., (TYPICAL).
<br />UTILITIES, PLUMBING, DRAINAGE, ETC.
<br />1) CONTRACTOR SHALL COORDINATE WITH REPRESENTATIVES OF LOCAL UTILITIES,
<br />INCLUDING GAS, WATER, POWER, SEWER, TELEPHONE AND T.V. TO VERIFY AVAILABLE
