Basis of Design: <br />The existing apartment community was constructed in 1980's. The property is co <br />apartment buildings each being two stories high and are wood frame constructior <br />elevated decks and balconies were inspected in accordance with SB 721. Most of the <br />cantilever floor joists were observed to be satisfactory and mostly the witnessed damage was on <br />the plywood decking. The basis of the design for repair is applying the California Existing Building <br />Code with limited or minor structural repair. <br />Removal of concrete decks and existing plywood on balconies will require removal of wood railings <br />at that time. When the railings are returned after the decking is replaced, the new railings will be <br />spaced closer to each other to prevent a 4" sphere from passing thru the balusters. This will <br />improve an existing condition that has up to 8" gap in balusters at some locations. The new <br />balusters will be attached to a new 3 x 10 ledger that will be attached to existing 2 x 10 joists with <br />Simpson joist hangers. This new ledger will give sound connection for Simpson Wood Screws <br />SWWS22500 screws. The original railing design otherwise will be maintained so the property's <br />design is not altered. <br />On the balcony walkways, the concrete decks will be replaced with plydeck system that includes a <br />base plywood decking plus a sloped plywood decking. The sloped decking will be covered with an <br />epoxy system to keep water out of the assembly. <br />Several individual apartment decks also have some repair work to replace exposed dry rot deck <br />boards or joists. For the most part, the scope of the work is removal and replacement in kind. For <br />confirmation, structural calculations are provided herein, but the basis of design is removal and <br />replacement per the California Existing Building Code. <br />
