LL <br />DIVISION 00 PROCUREMENT & CONTRACT REQUIREMENTS <br />SECTION 00 22 13 - SUPPLEMENTARY INSTRUCTIONS TO BIDDERS: <br />A. Bid Documents: Each Bidder will be issued the following documents for purposes of <br />preparing and submitting their Bids: <br />1 Two 2) complete hard copy sets; and, <br />2 One SS1 coin lete soft co set in df format. <br />l) P PY P <br />Additional hard -copy sets may be obtained from the Architect, at a cost equal to the <br />Architect's expenses, including printing, courier service, and express delivery, plus fifteen <br />percent (15%) handling, charged directly to the requesting Bidder at the time of picking <br />up documents. CAD files prepared by the Architect and its Consultants will NOT be <br />issued to any Bidder, for ANY reason. Bid documents will not be issued to any <br />Subcontractor, sub -bidders or material suppliers. The Bidder shall be solely responsible <br />for the careful and thorough distribution of documents to these entities. Bidders shall <br />use only complete sets of Bid Documents in preparing bids; neither the Owner nor the <br />Architect assumes any responsibility for errors, misunderstandings, and inaccurate bid <br />fi ures resultin from the im ro er use of incom lete Bid Documents. <br />9 9 P P P <br />B. Examination of Bid Documents: The Bidder all Subcontractors and material su liers the <br />PP <br />Bidder intends to use shall thorou hl and careful) review all elements of the Bid <br />9 Y Y <br />Documents studying and comparing the documents with each other, and shall at once <br />notify the Architect of ANY and ALL discrepancies, errors, inconsistencies, ambiguities <br />or omissions from the Documents for proper clarification per Section 00 91 13. <br />When drawings and specifications are issued for Bidding and Negotiation purposes <br />PRIOR TO the issuance of building permits, neither the Architect nor any of its <br />consultants shall be responsible for the completeness of those documents, or their <br />suitability for construction purposes. As such, Bid Documents SHALL NOT be used for <br />ANY construction purpose or construction related activity. The Owner shall not have ANY <br />responsibility for partial or completed work that may be deliberately or inadvertently <br />constructed from Bid Documents. <br />C. Examination of the Premises During Bidding: The Bidder shall visit the jobsite during <br />all scheduled job -walks with the Architect, and as necessary thereafter to verify all <br />existing conditions and circumstances under which the work will be performed. <br />If the existing conditions of the site or building are at variance with and materially <br />affect the work shown on the Drawings and/or Specifications, it shall be the Bidder's <br />responsibility to notify the Architect of any such discrepancy for Architect's clarification. <br />D. Work Not Included in the Contract: Items designated "N.I.C." or "By Owner" shall be <br />excluded from this contract. <br />E. "Or Equal" Clause: Where the phrases "Or Equal" or "Equal" occurs in the Contract <br />Documents, DO NOT assume that materials, products, equipment or methods will be <br />accepted as equal UNLESS the item has been specifically accepted by the Architect <br />and the Owner in writing, in accordance with the substitution procedures described <br />in section 01 25 00 "Substitution Procedures". <br />F. Availability of Specified Items and Requests for Substitution: Bids shall be based on the <br />exact brands, systems, methods, materials and products specified in the Contract <br />Documents. Prior to submitting a Bid, Contractor shall verify that all specified items <br />will be available for a timely and orderly installation. In the event specified items will <br />not be available in a timely manner, notify the Architect prior to submitting a Bid. The <br />Architect and Owner may elect to address the issue as a bid addendum. Delays or <br />extra costs associated with non -availability of specified items, when such delays could <br />reasonably have been avoided by the Contractor, shall be the sole responsibility of the <br />Contractor and shall be borne solely by the Contractor. <br />G. Preliminary Substitution Request: Included with the submission of Bids, the Contractor <br />shall submit a Preliminary Substitution Request, clearly itemizing ALL proposed substitute <br />systems, equipment, products and materials including the manufacturer's information <br />and all data required for the Architect to evaluate the appropriateness of the proposed <br />substitution in accordance with section 01 25 00 "Substitution Procedures". Failure to <br />submit preliminary substitution request with bids constitutes acknowledgement by the <br />Bidder that bids are based on the systems, equipment, products and materials specified <br />in the Contract Documents. <br />SECTION 00 45 10 - BIDDER'S REPRESENTATION: <br />By the act of submitting a Bid for the proposed project, the Bidder represents ALL <br />of the following: <br />A. Review of Bid Documents: The Bidder and all Subcontractors the Bidder intends to use <br />have carefully and thoroughly reviewed and understand the Bid Documents; have found <br />them complete and sufficient for the purpose intended; and at the time of Bid <br />Submittal have discovered no items which need clarification or interpretation. <br />B. Review of Premises: The Bidder has carefully and thoroughly examined the site of the <br />Work; become familiar with general and local conditions under which the Work is to be <br />performed; is satisfied as to the nature and location of the Work and character, quality <br />quantities of materials and difficulties to be encountered; the kind and extent of <br />equipment and other temporary facilities needed for the proper performance of the Work; <br />has correlated the Bidder's personal observations with the requirements of the proposed <br />Contract Documents; and evaluated any other existing conditions which may, in any way, <br />affect the Work or its performance. <br />NO allowances shall be made subsequently in this connection, on behalf of the Bidder, <br />any Subcontractor or material supplier for any error, oversight or negligence on their <br />part to completely examine the jobsite conditions. <br />C. Basis of Bid Figures: The Bid Figure, and all line items constituting it, are based solely <br />on the Bid Documents including, and and all properly issued Bid Addenda, and NOT <br />upon any other written representation. The Bidder further warrants that neither the <br />Bidder nor any employees, agents, Subcontractors or any intended suppliers have relied <br />upon any verbal representations, allegedly authorized from the Owner, the Owner's <br />employees or agents including the Architect or its consultants, in compiling the Bid. <br />D. Bid Addenda: The Bidder has ascertained that: 1) they have receieved all Addenda <br />issued; 2) that they have reviewed and understand the contents; and 3) completely <br />and thoughtlfully integrated their impact into the Bid Figures. No subsequent allowance <br />will be made in adjusting the Contract Amount for Bidder's failure to include Addenda <br />into the relevant Bid Figures. <br />E. Bidder's Licenses and Expertise: The Bidder warrants that: 1) he/she is licensed in <br />accordance with California State law providing for the registration of contractors; <br />2) all Subcontractors are properly licensed and qualified for each of their respective <br />sub -trades; and, 3) all workers and employees they intend to use during the course <br />of construction are skilled and experienced in the type of construction represented by <br />the Bid Documents. <br />SECTION 00 91 13 - BID ADDENDA: <br />A. Addenda Defined: Addenda are written, graphic or pictorial instruments issued by the <br />Architect prior to the execution of the Contract which modify or interpret the Bid <br />Documents by additions, deletions, clarifications or corrections. <br />B. Interpretation of Bid Documents: The Bidder shall carefully study and compare the Bid <br />Documents with each other, and shall at once notify the Architect of ANY and ALL <br />discrepancies, errors, inconsistencies, ambiguities or omissions from the Documents. <br />Bidders shall NOT contact the Owner or any of the project consultants for clarification <br />of any kind, or for any interpretation of the Bid Documents. <br />ANY modifications of the Bid Documents made in any manner not issued directly by the <br />Architect shall not be binding, and Bidders shall not rely upon them. Addenda Issuance: Addenda shall be transmitted to all parties known by the Architect <br />to have received a coin lete set of Bid Documents. Such transmission ma be b <br />P Y Y <br />U.S. Mail, express delivery, private courier, or by electronic means including email, and <br />e-posting to project websites. Addenda will not be issued through text messaging, <br />instant messaging, video conferencing, or social media. <br />NO Addenda will be issued later than five 5 workin da Monda Frida rior to the <br />date for receipt of Bids, except an Addendum withdrawing the request for Bids or one <br />which includes postponement of the time or date for receipt of Bids. <br />SECTION 00 73 00 - SUPPLEMENTARY CONDITIONS of the CONTRACT: <br />A. Role of the Architect: The Architect was retained to provide the following Services: <br />1) prepare Drawings and Specifications sufficient for review by governmental <br />agencies having jurisdiction over the Project; <br />2 secure a rovals for the issuance of re uired buildin ermits• <br />PP q 9 P <br />3 review shop drawings and submittals indicated in Section 01 33 15; <br />4 provide structural observation where required by Section 01 45 31; <br />5 other activities as may be required by governmental agencies; <br />6 interpret the Contract Documents, in the form of RFI's and ASI's. <br />After award of contract and during the construction phase of the Project, the Architect <br />was retained to perform the following services: <br />Yes, retained <br />❑ No, Not retained <br />❑ Attend job -site meetings [whether regularly scheduled or "as -needed"] <br />❑ Prepare and distribute meeting minutes; and/or Architect's Field Reports <br />❑ Prepare and distribute Contract Modifications, including Change Orders, and <br />Construction Change Directives <br />❑ Review and Approve/Disapprove Substitution Requests <br />❑ Review unforeseen conditions that MAY arise during construction <br />❑ Serve as Initial Decision Maker for Owner -Contractor dispute resolution <br />❑ Review Contractor's Applications for Payment <br />❑ Attend "Punch -walk" and prepare Punchlist <br />❑ Prepare and distribute Certificate of Substantial Completion (AIA G704) <br />❑ Final Completion and Final Payment <br />❑ Prepare "As -Built" Record Drawings <br />B. Permits: The Contractor and their designated Subcontractors shall obtain all required <br />permits and licenses, and pay all lawful fees assessed by governmental agencies <br />required for his/her contractual portion of the Work, including Demolition Permits, <br />Grading Permits, Building Permits, Plumbing Permits, HVAC Permits, Electrical Permits, <br />Fire Sprinkler and Alarm Permits, and permits for construction in the Public Right of <br />Way. Such fees shall reimbursed by the Owner as a direct expense without markup or <br />additional charges of any kind, unless specifically stated otherwise in the Owner - <br />Contractor Agreement. The Contractor shall be solely responsible for arranging all <br />required inspections in a timely manner, so as to ensure a smooth workflow. <br />C. Inspections: The Contractor shall be solely responsible for arranging and attending <br />SECTION Ol 26 63 - CONSTRUCTION CHANGE ORDERS: <br />ALL required governmental inspections in a timely and efficient manner so as to ensure <br />A. Guaranties and Warranties: Where no specific guarantees or warranties are provided for <br />in the various Divisions of Work in the Specifications, the following "Standard Guarantee" <br />shall apply: <br />Standard Guarantee - Contractor shall guarantee all work under this Contract free <br />from defects of workmanship and materials for a period of one (1) year from the <br />date at which Substantial Completion is achieved; and shall guarantee to repair, <br />replace or otherwise make good, at the Contractor's expense, any defects developing <br />within the guarantee period. <br />DIVISION 01 GENERAL REQUIREMENTS <br />SECTION Ol 25 00 - SUBSTITUTION PROCEDURES: <br />A. Substitutions and Product Options: The General Contractor shall base his proposal on <br />the exact brands, systems, methods, and materials shown. DO NOT substitute <br />systems, equipment, products, materials or methods unless such substitution has been <br />approved specifically in writing for this work by the Architect. All requests for subsitution <br />shall include the name of the system, equipment or material for which it is to be <br />substituted and a complete description of the proposed substitution including drawings <br />performance and test data, and other information necessary for a complete evaluation. <br />A statement setting forth changes in other systems, equipment, materials, or other <br />portions of the Work including changes in the Work of other contracts that incorporation <br />of the proposed substitution would require shall be included. Contractor wall warrant <br />in writing that proposed substitution shall perform as specified in the Contract <br />Documents and assumes responsibility for such performance. <br />B. Review of Substitution Requests: The burden of proof of the merit of the proposed <br />substitution is upon the proposer. The Architect's decision of approval or disapproval <br />of a proposed substitution shall be issued in writing and shall be final. If the Architect <br />approves a proposed substitution prior to receipt of Bids, such approval shall be set <br />forth in an Addendum. Bidders shall not rely upon approvals made in any other manner. <br />C. Reimbursement of Anc�itect's Costs: In the event Contractor initiated substitutions are <br />proposed after award of Contract, the Architect and the Architect's Consultants shall <br />record all time and a ense used b them in evaluation of each ro osed substitution. <br />xP Y P P <br />Whether or not the Architect approves a proposed substitution, the Contractor shall <br />promptly, upon receipt of the Architect's billing, reimburse the Architect at the rate of <br />three ( 3 ) times the direct cost to the Architect and the Architect's Consultants for <br />all time spent by them in evaluating the proposed substitution. <br />D. Construction of Unauthorized Substitutions: After award of Contract, DO NOT substitute <br />systems, equipment, products, materials or mehtods UNLESS such substitution has been <br />approved specifically in writing by the Archtect. The Contractor shall not construct any <br />deviation from the Contract Documents without first obtaining prior written consent from <br />the Architect. Any deviations constructed without prior proper consent shall be <br />corrected, remedied or replaced at NO expense to the Owner or Architect. <br />SECTION Ol 26 13 - REQUESTS FOR INFORMATION (BFI's): <br />A. Re uest for Information Defined: Should the Contractor have an uestions arisin with <br />q Yq 9 <br />respect to the intent of the Construction Drawings, discrepancies between field conditions <br />and the Drawings, or any such other clarifications, the Contractor shall request additional <br />information from the Architect. A re uest for information b the Contractor or res onse <br />q Y P <br />b the Architect shall not be construed as a Chan a Order or Construction Chan e <br />Directive, but only as a clarification of the intent of the Documents. g <br />B. Request for Information Procedures: The Contractor shall submit all RFI's to the <br />Architect in writing describing the issue or item within the Drawings which needs to be <br />further clarified. Only similar or related issues shall be contained within an individual <br />RFI; the Contractor shall submit as many separate RFI's as needed for non -related or <br />non -similar issues or items. Each RFI submitted to the Architect shall be sequentially <br />numbered by the Contractor for reference purposes. <br />The Architect shall prepare a written response to the Contractors RFI and respond via <br />fax or email within three business days of receipt. Telephonic responses by the Architect <br />to RFI's are non -binding and the Contractor shall assume all risk for proceeding without <br />SECTION 02 41 00 - DEMOLITION: <br />A. Sco e: The Work of this Section includes demolishin and coin letel removin from the <br />P 9 P Y 9 <br />site all existing construction, site improvements, paving, foundations, underground <br />appurtenances, interior partitions, suspended ceilings, lights, electrical, HVAC and <br />plumbing, cabinetry, fixtures, equipment, flooring and wall coverings as shown on the <br />Drawings to be removed. The Scope of Work shall include all necessary materials, labor, <br />tools, transportation and equipment, temporary utilities, dust control and protective <br />measures for a complete and safe operation. <br />B. Permits, Fees and Preparation: The General Contractor shall pay all required permit and <br />dump fees, obtain required permits, post government required notices of building <br />demolition and severance of utilities, obtain permits to haul and dispose of debris and <br />trash and arran a for and terminate all utilities to be disconnected. Arran ements shall <br />9 9 <br />be made for the continued safe operation of utilities that are to remain in place and <br />operational. <br />C. Items of Salvage and Reuse: All items indicated on Drawings to be salvaged or reused <br />in the finished work shall be neatly and properly stored in areas designated by the <br />Owner. <br />D. Discovery and Removal of Hazardous Materials: The demolition, handling, removal and <br />disposal of hazardous materials shall be performed by a licensed contractor properly <br />registered with state and federal authorities for such work, and in strict accordance with <br />applicable law. <br />E. Maintaining Weather -tight Conditions: The General Contractor shall maintain all existing <br />conditions in a waterproof and weather -tight condition and provide temporary protection <br />against intrusion of weather during the course of demolition, unless the scope of demo <br />lition specifically indicated on the Drawings requires the removal of exterior wall and roof <br />elements where weather intrusion would not damage or adversely affect existing improve <br />ments to remain. <br />F. Dust Control Measures and Protection of Existing Improvements: The General Contractor <br />shall provide and /or erect all temporary barriers, fences, guardrails, debris chutes, dust <br />control measures, noise abatement measures and other items required to protect the <br />Contractor's and Owner's personnel, the general public, on -going facility operations, the <br />Owner's common area, building and site features, all existing improvements that are to <br />remain in the finished work, public streets, roadways, adjacent easements and adjacent <br />property. <br />G. Approved Access Routes and Dumpsters: The General Contractor shall verify with the <br />Owner specific procedures and protective measures to be implemented, the schedule for <br />removal of waste and debris from the site, as well as the location of dumpsters and <br />approved access routes to be used in transporting the debris to the dumpsters. Areas <br />and routes not approved by the Owner shall not be used for any purpose. <br />H. Temporary Bracing and Shoring: The General Contractor shall be solely responsible for <br />the desi n en ineerin and structural stabilit of tem orar bracin su orts and or <br />9 9 9 Y P Y 9 PP / <br />shoring that may be required to securely and adequately brace existing construction <br />during demolition operations to prevent settlement, sudden movement or misalignment <br />of building components expected to remain in their existing location and configuration. <br />J. Cutting Post -Tensioned Slabs: During demolition operations, DO NOT cut, break or core - <br />drill through existing post -tensioned slabs. Where contractor discovers the existence of <br />post -tensioned slabs, the Architect shall be notified immediately for clarification. <br />K. Electrical Demolition: Shall be carried out in such a manner so as not to interfere in <br />any way with the satisfactory performance of electrical systems in other portions of the <br />building or site to remain in use during demolition operations. The intent is that all <br />conduit and wiring systems, equipment and fixtures shall be removed back to the <br />nearest active panel, junction box or device and the remainder of the system left in <br />operating condition unless specifically indicated on the Drawings. Unused circuit breakers <br />and switches in panels that are to remain shall be tagged "SPARE" with the rating and <br />date of disconnection shown. <br />L. Telecommunications Demolition: Disconnect and completely remove from the premises <br />all discarded or abandoned telecommunications or data cabling installed above the <br />ceiling system. Unused cable shall not be abandoned in place. <br />M. Scar Patching: Remove existing picture hooks, nails and wall anchors from existing <br />drywall surfaces to remain, scar patch and re -texture to match existing adjacent. <br />N. Cleanup: Dispose of all debris, materials and equipment that is not to be reused or <br />salvaged away from the project site in licensed and approved dumpsites or landfills. <br />After completion of demolition work clean all areas of dirt, dust, trash and debris and <br />leave the project area, building common areas, ,project site and surrounding areas and <br />all public rights of way in a neat, "broom clean and orderly condition. Repair and/or <br />repaint all existing surfaces that may have been marred or damaged during demolition. <br />any written response. <br />C. Owner's Approval: Any impacts, adjustments, or modifications to the Contract Time or DIVISION <br />Contract Sum as a result of the Architect's response to the RFI, shall be presented to <br />the Owner, by the Contractor, and properly authorized before commencement of such ®IVISI®N <br />changes. The Architect shall not be held responsible for costs incurred by the Contractor <br />for the Contractor's failure to obtain proper authorization. <br />SECTION Ol 26 36 - ARCHITECT'S SUPPLEMENTAL INSTRUCTIONS: DIVISION <br />A. Architect's Supplemental Instructions: The Architect shall have the express authority to DIVISION <br />order minor changes in the Work that do not involve adjustments to the Contract Time <br />or the Contract Sum and that are not inconsistent with the intent of the Contract <br />Documents. The Contractor shall carry out such written instructions promptly. <br />Commencement of the Work shall indicate agreement that no adjustments will be <br />required in either the Contract Time or Contract Sum. In the event that the Architect's <br />Instructions re uire contract adjustments, such changes shall be effected by written <br />Change Order ?Section 01 26 63) or Construction Change Directive (Section 01 26 46). <br />SECTION Ol 26 46 - CONSTRUCTION CHANGE DIRECTIVES: <br />A. Construction Change Directive Defined: A Construction Change Directive is a written <br />instrument instructing the Contractor to proceed with a Change in the Work immediately; <br />implemented when the Owner and Contractor, for whatever reason, have NOT reached an <br />agreement for an adjustment in the Contract Time or Contract Sum, as formally <br />indicated with a Change Order. <br />B. Further Resolution: Upon receipt of the Change Directive, the Contractor shall proceed <br />with the chan es in Work immediate) . If the Owner and the Contractor continue to <br />9 Y <br />disagree with an adjustment to the Contract Time or Contract Sum, the method <br />used for determining the changes to the Contract Sum and Contract Time shall be that <br />as established in the Owner Contractor a reement. Scope: The Work of this Section includes the milling, fabrication and installation of all <br />decorative wood items and all miscellaneous items of exposed wood either factory- or <br />shop -milled to either stock or custom shape, including built-in shelving, crown <br />mouldings, base boards, door and window casings and trim, fireplace surrounds, wall <br />caps and chair rails. The Work shall include all scribing, field fitting and cutouts as <br />required for the installation of fixtures, equipment and appliances provided by other <br />trades. Scope of Work shall include all tools, equipment, fastening devices and adhesives <br />required for a complete and workmanlike installation. <br />B. Standards: Finish carpentry and millwork shall conform to the "Manual of Millwork" <br />Standards of Industry adopted by the Woodwork Institute, latest edition. <br />C. W.I. Grade: All fabrication and installation materials and methods shall comply with the <br />Custom grade as described in the W.I. Manual. <br />D. Workmanship and Installation: The entire finished installation and all assembled pieces <br />shall present First Class Workmanship for the Grade specified as described in the W.I. <br />Manual. <br />SECTION 06 40 00 - ARCHITECTURAL WOODWORK: <br />A. Scope: The Work of this Section includes the milling, fabrication and installation of all <br />cabinetry, casework and all miscellaneous items of exposed wood either factory- or <br />sho -milled to either stock or custom sha a includin refabricated cabinets cases <br />P P 9 P <br />countertops, shelves and related finish hardware. The Work shall include all scribing, <br />field fitting and cutouts as required for the installation of fixtures, equipment and <br />appliances provided by other trades or by the Owner. Verify the locations and <br />dimensions of all built-in items for proper installation. Scope of Work shall include all <br />tools, equipment, fastening devices and adhesives required for a complete and <br />workmanlike installation. <br />B. Standards: All cabinetry and casework shall conform to the "Manual of Millwork" <br />Standards of Industry adopted by the Woodwork Institute, latest edition. <br />C. W.I. Grade: All fabrication and installation materials and methods shall comply with the <br />Custom grade as described in the W.I. Manual. <br />D. Wood Species: Face veneers, trim and decorative pieces shall be milled from kiln -dried <br />stock of the following species: To Be Determined By Owner <br />E. Intended Finish: The intended finish for all exposed cabinet surfaces is To Be <br />Determined By Owner <br />F. Paint Grade Cabinet Interiors: The interior surfaces of cabinets, drawers and shelves shall <br />be melamine. Color shall be White. <br />G. Hardware: Shall be manufactured by one of the following: Accuride, Blum, Builders Brass, <br />Knape and Vogt, or Mepla, Inc. <br />H. Glass: All glass and glazing located in doors shall be 1/8" thick clear tempered glass. <br />J. Substrate Inspection: The Subcontractor installing cabinetry and casework shall inspect <br />the substrates and conditions under which the Work is to be performed. Correct irregular <br />conditions detrimental to a timely and workmanlike installation of the Work of this <br />Section, prior to commencement of millwork installation. Commencement of work shall <br />signify acceptance of rough framing and substrate conditions. <br />K. Fabrication and Installation: Fabricate all cabinetry and casework with tight fitting joints, <br />carefully cut and secured. Set exposed nails, counter sink exposed screws for putty. <br />Finish lumber shall be dressed free of tool marks and other surface defects, clean and <br />sanded thoroughly for application of final finish. Cabinetry shall be delivered to the <br />project site finish -ready. Final installation shall include scribing to wall and ceiling <br />surfaces so as to be plumb, level and true. <br />L. Workmanship: The entire finished installation and all assembled cabinets and cases <br />shall present First Class Workmanship for the Grade specified as described in the W.I. <br />Manual. <br />DIVISION 07 THERMAL & MOISTURE PROTECTION <br />SECTION 07 21 00 - THERMAL INSULATION: <br />A. Scope: The Work of this section includes the insulation of wall and partition cavities, <br />ceiling cavities, raised floors and roof structures defining the building thermal envelope <br />including all insulating materials, cap sheets and other miscellaneous items required to <br />achieve the resistance values as indicated on the Drawings. The Work shall include all <br />field cutting, fitting, attachment, and joint sealants as required for a secure and <br />thermally competent envelope. The Scope of Work shall include all tools, equipment, <br />fastening devices and adhesives for a complete and workmanlike installation. <br />B. Standards: All materials, equipment, and workmanship shall conform to the requirements <br />of CBC section 719, and all standards, provisions, and requirements of the California <br />Buildin Ener Efficienc Standards Title 24 Parts 1 and 6• Current Edition. <br />9 9Y Y <br />C. Materials: Insulation materials shall NOT contain any Ozone depleting components. <br />C. Flammability Ratings: All insulation materials shall comply with the following ratings: <br />Flame Spread: 25 or less <br />Smoke Developed: 50 or less <br />E. All Residential Exterior Walls: <br />Product: Kraft faced fiberglass batts <br />R-value: R-21 <br />SECTION 07 31 29 - WOOD SHINGLE ROOFING: <br />A. Sco e: The Work of this Section includes furnishin and installin all shakes trims and <br />P 9 9 <br />accessories, underlayments, flashings, fasteners and sealants as required for a complete, <br />watertight and weathertight installation. Scope of Work includes all materials, labor, tools <br />and equipment required for a complete and workmanlike installation. <br />B. Roofing Classification: Roofing shall meet Underwriter's Laboratories minimum <br />Class "C" standards as a fire -retardant assembly. <br />C. Guarantees & Warranties: Both the General Contractor and the Roofing Contractor shall <br />jointly and unconditionally issue a two (2) year written guarantee for a watertight <br />roofing assembly commencing from the date of acceptance of the Work by the Owner <br />and the Architect. Such guarantee shall include all roofing and flashing materials and all <br />fasteners and fastening systems. <br />D. Products: Wood shingles shall be Cedar with fire retardant treatment. <br />E. Fasteners: All shakes shall be mechanically fastened in compliance with the applicable <br />requirements of the California Building Code. All nails shall be galvanized. Manufactured <br />fastening systems shall be installed per the manufacturer's written recommendations. <br />F. Substrate Inspection & Preparation: The Subcontractor installing roofing shall examine <br />all areas, surfaces, substrates and conditions under which the application is to take <br />place to determine the acceptability of same. Substrates shall be smooth, thoroughly <br />dry, clean and free of dirt, dust and debris. Correct any conditions detrimental to a <br />timely and proper installation of the Work of this Section, prior to commencement of <br />installation. Commencement of installation shall signify acceptance of substrate and <br />working conditions. <br />G. Underlayment: Upon completion of substrate preparation install the following membrane <br />underlayment prior to tile installation: <br />1) For roof pitches 3 in 12 and over: <br />A. Nail one layer of 30# felt parallel to eave <br />lay with 4" head lap and a 6" end lap <br />B. Nail second la er of 30 felt over first. <br />Y # <br />n " <br />lay with 4 head lap and a 6 end lap <br />C. Blind nail under laps. <br />H. General Installation & Workmanship: <br />1. Roofing operations SHALL NOT be conducted when water in any form is present <br />on the substrate, the underlayment or when materials are damp or likely to be <br />wetted by environmental conditions. <br />2. Chalk horizontal and vertical lines on underlayment membrane to assure proper <br />spacing for appearance and water tightness. <br />3. At regular intervals during the installation, visually inspect the installation at a <br />distance from a point on the ground to insure consistent vertical exposure, and <br />to insure that the installation matches any existing adjacent roofing as closely <br />as possible. <br />SECTION 07 51 10 - TORCH -DOWN BITUMINOUS ROOFING - RESIDENTIAL: <br />General <br />A. Scope: The Work of this Section includes the installation of all asphaltic modified <br />bituminous membranes and base flashing. The Work detailed in the specifications herein <br />shall be installed so that the system does not permit the intrusion of water. Work shall <br />also included all temporary scaffolding, protective barriers, materials and methods <br />required to protect the work of other trades from damage and ensure the safety of <br />passers-by. Scope of Work included all material, labor, tools, and equipment as required <br />for a complete workmanlike installation. <br />B. Standards: All work must adhere to the specified requirements listed herein: <br />1. Underwriters Laboratory (UL) - Minimum Class "A" standards as a <br />fire -retardant assembly. <br />2. ASTM D 4601 98 Standard specification for asphalt -coated glass fiber <br />base sheet used in roofing. <br />3. ASTM D 6222-02 Standard specification for Atactic Polypropylene (APP) <br />modified bituminous sheet materials using polyester reinforcements. <br />4. Asphalt Roofing Manufacturers Association (ARMA) <br />5. National Roofing Contractors Association (NRCA) <br />C. Quality Assurance: The following criteria must be adhered to prior to and during the <br />course of Work: <br />1. Contractor shall examine the Drawings and Specifications affecting Work <br />of this Section, verify all conditions, review installation procedures, and <br />coordinate scheduling with interfacing portions of the Work prior to <br />commencement of the Work. <br />2. Contractor shall use an adequate number of skilled workman th <br />roughly <br />trained and experienced in the necessary crafts and completely <br />amiliar with <br />the specified requirements and methods needed for proper perf <br />rmance of <br />the Work of this Section. <br />3. Installer shall be classified as and Authorized Contractor as defi <br />ed and <br />A <br />certified b Johns Manville. <br />Y <br />I <br />D. Inspection: Applicator shall examine the areas and conditions under which work of this <br />Section will perform to verify that the surfaces are ready to receive the Work. Verify <br />that the deck is clean smooth dr and verif that all roof o enin s curb i es <br />Y. Y P 9 P P <br />sleeves, ducts, vents, or other penetrations through the roof are solidly set, and that <br />flashings are tapered. <br />B. General: Install roofing system in accord with manufacturer's recommendations and all <br />current application requirements in addition to those listed in this Section. <br />1. Install all plies parallel with the slope of the roof. Plies must extend over <br />ridges and nailed on 6" centers. <br />2. Start the application of the membrane plies at the low point of the roof <br />or at the drains, so that the flow of water is over or parallel to, but <br />never against the laps. <br />C. Base Sheet: <br />1. Roll the base sheet out over the prepared substrate and allow it to relax. <br />Lap the base sheet so the flow of water is over or parallel to, but never <br />against the laps. <br />2. Lap the base sheet 2", and 4" on the ends, with adjacent laps a minimum <br />of 18" apart. <br />D. Ply/Cap Sheets: <br />1. The surface over which the membrane is to be installed must be clean, <br />dry, smooth, and prepared. <br />2. Membrane must be run parallel to the roof slope and back nailed in <br />accordance with Johns Manville application requirements. <br />3. Never apply membrane by any method except welding with a propane torch <br />or other equipment specifically designed for application or torch -able <br />modified bitumen. <br />4. Avoid over heating which may result in damage to or improper adhesion <br />of the <br />5. A minimum 3/8" bitumen flow -out must be obtained at all seam areas. <br />Dry overlaps are not acceptable. Check all seams for full and uniform <br />adhesion. Un-adhered seams must be lifted with a heated trowel and <br />resealed by lightly torching the seam area. <br />6. All end laps must be staggered a minimum of 18" so that no adjacent <br />end la s coincide. <br />_ P <br />E. Final Clean Up: All Work areas are to be kept clean, clear and free of debris at all <br />times. Properly clean the finished roof surface after completion, and make sure the <br />drains and gutters are not clogged. <br />F. Protection: Protect all partially and fully completed roofing work from other trades until <br />completion. <br />SECTION 07 92 00 - JOINT SEALANTS: <br />A. Scope: It is the intent of this Section to provide a positive barrier against penetration <br />of air and moisture at joints between items where sealant or caulking is essential to <br />maintaining the continued integrity of the barrier. Such caulking and sealing shall norm- <br />ally be performed under the work of various other Sections but shall be performed in <br />strict accordance with the provisions of this Section. It shall be the responsibility of the <br />Contractor to carefully study the Drawings and Specifications and to furnish and install - <br />the proper backer materials, caulking and sealants which are best suited to the install <br />ation, and are so recommended by the manufacturer. Scope of Work includes all <br />materials, labor, tools, and equipment for a complete and workmanlike installation. <br />B. Submittals: Where particular products or manufacturers are specified in the Drawings <br />or these Specifications, the Contractor shall submit two (2) copies of manufacturer's <br />data for all materials specified including primers, backer rods, liquid membranes and <br />sealants to the Architect for review prior to installation. <br />C. Project Conditions: Exterior air, surface and substrate temperatures shall be at least <br />40 F degrees at time of application and shall remain at minimum temperature for at <br />least 24 hours after application. DO NOT install sealants or caulking on moist or damp <br />surfaces except where materials are specifically manufactured for use in adverse weather <br />conditions. Adequate time shall be allowed after precipitation for substrates to dry <br />completely. <br />D. Delivery, Storage & Handling: Deliver sealant and caulking materials and components in <br />manufacturers on final uno ened acka es or containers with labels intact. Store all <br />9 P P 9 <br />materials and coin onents flat off the round and covered to rovide suitable rotection <br />a ainst deleteriouspeffects from ex osure to moisture and heat• Material on allets shall <br />9 P P <br />not be double stacked on the project site. Store solvent based liquid materials in an <br />upright position away from heat and flame; handle in accordance with manufacturer's <br />written instructions. Handle membranes and sheet roducts to revent damn a to <br />P P 9 <br />corners, edges and faces. Remove damaged or deteriorated materials from the project <br />site at no additional cost to the Owner. Materials that have exceeded the shelf life <br />recommended by the manufacturer shall not be installed. <br />E. Manufacturers: Subject to compliance with these Specifications products of the following <br />manufacturers are approved for use: <br />1) Bostik <br />211 Boston Street <br />Middleton, MA 01949-2128 <br />Tel. 800 726 7845 <br />F. Backer Materials: Joint backer materials shall be polyurethane foam or closed -cell <br />neoprene rubber strips or backer rods, sized to compress in the joint to approximately <br />75 % percent of its original size to provide substantial resistance to displacement. <br />Verify the compatibility of backer materials with sealant and caulking compounds. <br />H. Substrate Inspection: The Subcontractor furnishing and installing sealants and caulking <br />shall examine all areas, surfaces and conditions under which the application is to take <br />place to determine the acceptability of same. Verify that the work of other trades is <br />complete to the point where this installation may properly commence; also verify that <br />sealants and caulking materials may be installed in accordance with the Drawings, the <br />Specifications, the manufacturer's written recommendations, and all pertinent codes and <br />regulations. Surfaces shall be thoroughly dry, clean and free of dirt, dust, debris, grease, <br />form oil, or other surface contaminants. Concrete surfaces shall be free of any loose <br />aggregate, shall not have voids, honeycomb, rock pockets or protrusions. Normal -weight <br />concrete and masonry shall have cured a minimum of seven (7) days; lightweight <br />concrete a minimum of fourteen (14) days prior to application of sealants and caulking. <br />Correct irregular conditions detrimental to a timely and workmanlike installation of the <br />Work of this Section, prior to commencement. Commencement of work shall signify <br />acceptance of substrates and conditions. <br />J. Substrate Preparation: Clean all surfaces and substrates where sealants and caulking <br />are to be applied, by means of scraping, wire brushing, sanding or other methods as <br />appropriate to the materials. Remove protective coatings and films that may be covering <br />fabricated sheet metal surfaces. During surface preparation, care should be taken to <br />prevent damage and staining to adjoining surfaces that are intended to remain exposed. <br />K. Caulking Application: Install sealant at all control joints, expansion joints, seams in metal <br />flashings, gaps in exterior siding materials, at exterior door and window openings and <br />where plumbing fixtures are set against finish surfaces. Fill all voids, run bead smooth, <br />free of sags with sufficient force to ensure complete bond with adjoining surfaces. Tool <br />joints to slight concave surface. Use masking tape where required to protect adjoining <br />surfaces from staining or soiling and where a neat straight joint is required. Remove <br />protective tape after joint has been filled, caulked and tooled. DO NOT caulk under <br />weather conditions potentially harmful to the set and curing of the caulking material, <br />except where materials are specifically manufactured for use in adverse weather. <br />L.
