FOURTH STREET: DOWNTOWN SANTA ANA <br />KEY POINTS <br />ADAPTIVE REUSE <br />This proposed project is an Adaptive Reuse of the second story above the 4th Street Market, a conversion from commercial <br />to residential uses within an existing two-story building at the intersection of Fourth Street and Bush Street. Situated in the <br />Downtown Zone in Downtown Santa Ana, the project is within the Specific Development Area No.84, which encourages the <br />integration of new development and rehabilitation of existing structures with new and existing public transit infrastructure. <br />The addition of residential component will repurpose the second story above the 4th Street market from office to housing, <br />which closely aligns with the City of Santa Ana’s push for more Mixed Used Development to increase pedestrian-oriented <br />spaces to strengthen the existing character of the Downtown Neighborhood. The Adaptive Reuse into housing further pushes <br />the vision of DTSA becoming an urban core with a mixture of development and open spaces that situates commerce, work <br />places, reisdences, and civic buildings within walking distance of transit and one another. Although the project itself is not a <br />registered historic place, it is located on the Historic 4th Street Corridor “La Calle Cuatro”, which boasts a variety of boutique <br />shops, restaurants and retail shops and services that cater to a local as well as regional needs. <br />The Adaptive Reuse theme will also be consistent and carried throughout the development, accented with large overhead <br />doors, large steel windows, and exposed steel columns to enhance the vibrant aesthetics of the 4th Street Market on the <br />ground floor. <br />WALKABILITY / TRANSIT <br />The project is located within the Transit Zoning Code District in the Adaptive Reuse Project Incentive Areas, in the heart <br />of Downtown Santa Ana in the Lacy Neighborhood. It is within a 10-minute walk to a wide variety of amenities within the <br />Downtown Core, including Food Markets such as the 4th Street Market, Fiesta Marketplace, and Northgate Gonzalez market, <br />as well as the Spurgeon Promenade where the DTSA Farmer’s Market takes place adjacent to the historic Yost Theater and <br />Ritz Hotel. <br />The Garfield Elementary School, Birch Park and the Santa Ana Civic Center are all within 15-minute walking distance, as well <br />as the vibrant Santa Ana Arts District and the monthly Santa Ana Artwalk. <br />The project is located within 20-minute walk to the Santa Ana Regional Transit Center, which will also accessible by proposed <br />bike lanes along Santa Ana Blvd north of the project.
