The building renovation and new construction would make available a total of <br />168,243 square feet of space which would support office environments on four <br />levels of the building. Level one contains the largest area and Level two contains <br />the smallest area of space. The third and fourth levels contain an area which <br />accounts for approximately one-fourth of the building's total space. <br />The commercial office complex would contain a wide mix of office arrangements <br />which could be leased to individuals, start-up companies, and existing firms <br />needing expansion workspace. Companies with proprietary services and product <br />lines would be target candidates to occupy this remodeled space. <br />Having office space located in the Santa Ana Civic Center Plaza area could be <br />favorable and possibly profitable. The vicinity around the Jail lacks an <br />abundance of available office resources. The closest concentration is anchored <br />in Costa Mesa where several office -available facilities encircle the area's <br />business and shopping resources. <br />Existing 70 square foot Jail cells would be converted into small individual offices <br />with data, telephone, WIFI, electrical, modern lighting, built-in workstations, <br />acoustic materials, and wall finishes. Some cells would be combined into slightly <br />larger offices and meeting spaces. Inmate housing dayrooms would be <br />converted to larger co -work, social, and networking areas. Public lobby / <br />restrooms, staff lounges, and other ancillary spaces would also be designed and <br />included in the office building. <br />The quasi -outdoor recreation yards adjacent to the housing units would be <br />converted to elegant courtyards with lush landscaping, tables, and benches for <br />staff and visitors. These areas would be suitable for outdoor breaks, snack, <br />learning, quiet, and small group meeting areas. <br />The Jail has both optics and sensors which make the facility safe for the purpose <br />of the office space reuse option. <br />The building structure layout which includes large column bays at 30'x 50' is well <br />suited for offices. <br />Existing structures and elements were originally based on restricted access, <br />security, and durability so most are in good shape and reusable with some minor <br />redesign to make access and use less cumbersome. <br />The paint, furniture, and fixtures in the facility are predominately in very good to <br />excellent condition throughout most of the building. Original flooring is found <br />throughout the facility and most of it is in good condition as it has been cleaned <br />and waxed on a regular basis. <br />The plumbing chase in cell areas allow for relatively easy remodeling access for <br />infrastructure placement of electrical, telephone, data, and WIFI circuitry which <br />will minimize overall renovation costs. <br />Disadvantages (Weaknesses) <br />- With the mobile aspect of today's office technology and the use of smart phones, <br />laptops, and internet which enables individuals to work from just about anywhere, <br />the traditional office setting is becoming antiquated in some industries. <br />4r, <br />65A-102 <br />
