The number, location, height, style and design shall be reviewed and approved by <br />the Planning Division and Engineering Department prior to issuance of building permits. <br />UTILITIES <br />32, Undergrounding of Utilities. All utility service lines shall be underground. This includes all <br />existing above ground wires that cross over the property that feed adjacent properties. <br />33. Composite Utility Plan. The applicant shall submit a composite utility plan depicting the location <br />of all above ground utility appurtenances. The exact location of the equipment shall be approved <br />by the Planning Division, during the plan check process, and shall be installed as per approved <br />plans. They shall not be allowed within a required parking, turnaround and landscape areas or on <br />any fagade facing a public street. <br />34. Screening of Mechanical Equipment. All mechanical equipment placement and screening shall <br />be included on the development plan and shall be reviewed and approved by the Planning Division <br />prior to installation. Where practicable and as shown on the plans approved by the Planning <br />Commission in the course of obtaining the requested entitlements, mechanical equipment, heating, <br />ventilation, air conditioning (HVAC) units, satellite dish systems, solar panels, thermal solar <br />heaters, utility meters, above ground utility and fire safety connections will be, screened, located <br />out of public view or be architectural integrated into the project design. <br />CONSTRUCTION <br />35. Construction Information. During construction, the Applicant will display signs visible to the <br />public from the public right-of-way with a contact number of the construction superintendant to <br />address any questions or concerns about demolition, grading, and construction activities including <br />dust, noise and vibration. <br />36. Vehicles and Equipment. All construction vehicles or equipment, fixed or mobile, operated <br />within 1,000 feet of an existing dwelling shall be equipped with properly operating and maintained <br />mufflers. <br />37. Warning Devices. Replace backup audible warning devices with backup strobe lights or other <br />warning devices during evening construction activity to the extent permitted by the California <br />Division of Occupational Safety and Health. <br />38. Pest Control. The Applicant shall have rodent and pest controls on site during demolition and <br />grading activities to mitigate impacts to the surrounding properties and neighborhood. <br />39. Perimeter Fence. Prior to demolition and construction, a perimeter security fence not exceeding <br />seven feet in height, shall be installed around the project site. The fencing shall include a green <br />screen material or approved equivalent. The fence/screen material shall be properly maintained and <br />be free of rips, tears, fraying, graffiti, and any other damage or vandalism. <br />40. Site Maintenance. The site and the public R.O.W. adjacent to any portions of the site shall be <br />maintained in a condition which is free of debris, trash, weeds and overgrown vegetation both <br />during and after the construction, addition or implementation of the entitlements granted herein. <br />All trash and refuse shall be disposed of in dumpsters and be removed from the premises on an as <br />75E-175 <br />
