for residents and visitors of the Project and the parking demand of the <br />Project site shall be actively monitored. Property owner "Owner" <br />shall continually monitor and take appropriate measures to manage the <br />parking demand of the Project site to mitigate the use of offsite <br />parking spaces on private or public properties and/or right-of-way. <br />SECTION 11— Vehicular Access in Specific Development No. 93 <br />(a) There shall be one driveway for vehicular entry along Main Street, except as modified <br />by Section 16 of SD -93. <br />(b) The Emergency Vehicular Access Lane (Fire Lane) with access to Edgewood Road <br />shall be gated per Orange County Fire Authority and City Public Works Agency <br />requirements and standards. The emergency lane shall not be used for trash staging, <br />trash loading and/or move-ins/outs. No other vehicular access or curb approach <br />openings will be approved on Edgewood Road for the project. <br />SECTION 12 — Open Space standard in Specific Development No. 93 <br />(a) Pedestrian Walkways and Open Space. The project will provide a minimum of 15% <br />of the total lot size shall be open space in the form of common, landscaped open <br />space areas, pools, spas, deck, courtyard and lobby, interior community room, dining <br />room, gym, business room, etc. <br />(b) Courtyards. <br />(1) East courtyards shall be a minimum of 33 feet wide by 80 feet in depth. <br />(2) South and West courtyards shall be a minimum of 35 feet wide by 45 feet in <br />depth. <br />(3) North courtyards shall be a minimum of 30 feet wide by a minimum of 22 feet in <br />depth from the property line and a minimum of two courtyards shall be provided. <br />(c) Private Open Space. Each residential unit shall have a patio or balcony a minimum of <br />50 square feet in size. <br />SECTION 13 — Walls/Fences standard in Specific Development No. 93 <br />(a) East property line. A solid block wall with a minimum height of eight (8) feet shall be <br />constructed along the east property line. The block wall shall be designed to contain a <br />decorative cap, regularly -spaced decorative pilasters, and a decorative finish in <br />accordance to the design provisions contained within the most recent version of the <br />City's design guidelines. <br />(b) North property line. Prior to the issuance of the first building permit, replace the <br />existing wrought iron fence. The fence shall also incorporate decorative pilasters <br />located a maximum of 50 feet on center. Any walls and/or fences are limited to six <br />(6) feet in height. <br />75E-214 <br />
