Regional access to the site is provided from the Santa Ana (1-5) Freeway via Main Street, a <br />6 -lane arterial roadway, and via the State Route 22 (SR -22) Freeway. The project site is located <br />on North Main Street, an urban corridor within the City. The site is also located at a main entry <br />point to the Park Santiago Neighborhood, a residential neighborhood predominantly comprised of <br />detached single-family dwellings (Exhibit 11). <br />The site is currently improved with an 81,172 square foot, two-story office building with 442 parking <br />spaces and associated mature trees and landscaping (Exhibit 12). The building has been vacant <br />since summer 2017. The original proposal included the <br />development of 517 residential units wrapped around the 8 aboveground levels of the parking <br />structure. However based on staff and public feedback, the applicant elected to reduce the request <br />to 496 units. The revised project would result in approximately 930,705 square feet of development <br />(572,075 square feet of residential buildings and 358,630 square feet of parking structure and <br />75E-3 <br />
