Page 2 of 9 <br />The Addington <br />Responsible Development for Santa Ana <br />February 2019 <br />The building in disrepair on the corner of Main Street and Edgewood Road provides a unique <br />opportunity to create something new that greatly benefits the City and its diverse residents. <br />The Addington was designed to transform this underutilized site into something that uplifts the <br />community and fulfills our City's needs. In its current state, the empty building at 2525 Main Street <br />is an eyesore and has become a magnet for undesirable activity. It does not generate the type of <br />revenue for the City that would be expected from such a prominent parcel. <br />The property is currently zoned professional office, which would allow for a three-story office <br />building. <br />By right, an office building could be built without any additional discretionary approvals from the City. <br />With this as a backdrop, we set out to design a project that would be better for the City and its <br />residents. Our proposal for the Addington calls for 476 apartment homes and a package of City and <br />community benefits that make it a far superior option than what could otherwise could be developed <br />on this site. <br />Here's why the Addington is the right choice for Santa Ana: <br />1. The Addington is a Better Project than What's Allowed by Right: The proposed project <br />generates significantly more funding for the City, provides for affordable housing units, funds <br />park improvements and supports a series of benefits to neighboring Park Santiago that simply <br />would not materialize if the site remained vacant or was developed into a new office building. <br />2. The Addington was Designed to Be a Responsible Neighbor: The plan for 2525 Main Street <br />was the product of nearly a year of community input, and was sensitively designed to limit <br />impacts to privacy, reduce car trips through surrounding neighborhoods, and eliminate the <br />need for guests to park on nearby streets. <br />The following memo outlines in detail the benefits this project will create for Santa Ana and the many <br />steps that were taken to ensure the project is a responsible and valuable neighbor to the surrounding <br />community. <br />LOCATION AND DESIGN <br />Supports City's Goals for Main Street Corridor <br />The Addington was designed to protect the privacy of surrounding neighbors. A typical setback on a <br />project of this type ranges from 10 to 20 feet, but The Addington has been placed a minimum of 42 <br />feet away from property lines and more than 72 feet from existing homes.
