The original proposal included the development of 517 residential units <br />wrapped around the � above ground levels of the parking �tructure _However based on staff and public <br />feedback, the applicant elected to reduce the request to 496 units. The revised project would result in <br />approximately 930,705 square feet of development (572,075 square feet of residential buildings and <br />358,630 square feet of parking structure and common open space structures) at a density of 84 dwelling <br />units per acre, with an average unit size of 972 square feet. The floor area ratio is 2.21 which is derived by <br />calculating the square footage of the gross building square footage (residential development and common <br />open space, excludingthe parking structure square footage) by size ofthe property. The unit mix varies from <br />studio units, one -bedroom units, two-bedroom units, and three-bedroom units, with [9 different floor plans <br />proposed. The unit breakdown can be found on Table 2. <br />The residential buildings will range from 2 -stories in height (24 feet) at the eastern portion of the <br />site, and will tier up to 5 -stories with mezzanines (approximately 78 feet) along Main Street.
