not Landlord has consented to die scone, the rate of "All Risk" or other type of Insurance maintained by Landlord on or with respect to the Building <br />and fixtures and property therein, shall be increased to an amount higher than it otherwise would be, Tenant shall reimburse Landlord for all <br />Increases of l..andlord's insurance premiums so caused within ten (10) days after delivery of written demand therefor by Landlord.
