EXHIBIT B — OUTLINE SPECIFICATIONS <br />DIVISION 1 <br />Previously constructed and occupied space (second -generation conditionl: In addition to <br />items in paragraph I above, Lessor shall provide the following at no cost to the State: <br />1. Code -compliant ceiling <br />2. Code -compliant lighting systems <br />3. Any code -required exit door and frame assemblies <br />K. Usable area calculation: For the purpose of determining the net usable square feet, <br />State -leased space shall be calculated as follows: <br />Net usable office area includes all areas assigned to the State such as: offices, <br />conference rooms, reception rooms, special use and supply rooms, hallways within the <br />space, laboratories, private toilet rooms/showers, break rooms, auditoriums, cafeterias, <br />and spaces exclusively used by the State. Net usable office area does not include <br />stairwells, stacks/shafts, janitor closets, mechanical rooms, electrical rooms, code - <br />required toilet rooms, code -required common areas, corridors and common area lobbies. <br />Net usable office area is measured from the finished surface of the office side of the <br />corridor and other permanent walls, the dominant surface (wall or glazing) of the exterior <br />walls, and from the centerline of demising walls separating other building tenants. <br />L. Record documents: Lessor, at Lessor's sole cost and expense, shall provide the State <br />accurate architectural drawings of the "as -is" condition of the space to be leased, <br />including building common areas, site/parking plan, and path of travel. The drawings shall <br />be in an electronic format to be determined by DGS. Any required re -design work cause <br />by discrepancies with the "as -is" drawings shall be the responsibility of the Lessor. <br />M. Green building practices: The Lessor shall operate and maintain the leased premises in <br />accordance with best practices to achieve energy efficiency, sustainability, improved air <br />quality, reduced water usage and maximum recycling efforts throughout the term of the <br />lease. <br />1. New (state) building leases shall, where economically feasible, include sub -meters <br />and provide energy use data into Energy Star's Portfolio Manager. <br />2. Renegotiated state (building) leases for buildings where the State is a sole tenant <br />shall provide energy use data into Energy Star's Portfolio Manager. <br />3. New and renegotiated state building leases shall encourage landlords to participate in <br />utility -sponsored energy conservation measures, using alternative financing. <br />4. -Where economically feasible, Lessors are encouraged to implement measures of the <br />California Green Building Standards Code (CalGreen) related to indoor environmental <br />quality for all new or renegotiated leases. <br />5. The State will identify and pursue opportunities to provide electric vehicle charging <br />stations, and accommodate future charging infrastructure demand, at employee <br />parking facilities in new and existing buildings. <br />Rev.
