ER No. 2018-72, AA <br />Transformation Project <br />June 4, 2019 <br />Page 2 <br />No. 2018-04, DA No. 2018-02, & TPM No. 2018-01, — MainPlace <br />recommended that a portion of park impact fees collected over time for the project be spent on <br />improvements to Santiago Park. <br />DISCUSSION <br />Project Location and Site Description <br />The subject site contains approximately 49 acres generally located northeast of the corner of <br />Main Street and Main Place Drive. The site is surrounded by the Santa Ana (1-5) Freeway to the <br />west, the Garden Grove (SR-22) Freeway to the north, Main Street and commercial and mixed - <br />use land uses to east, and Main Place Drive and commercial -office land uses to the south. The <br />subject site does not include the "Time and Temperature" midrise office building adjacent to the <br />site at 2700 North Main Street. <br />The site is currently improved with the 1,130,000-square foot MainPlace Mall regional shopping <br />center, three parking structures, and surface parking lots. MainPlace Mall contains two anchor <br />tenants, Macy's and J.C.
