Following development, the improvements to the site are expected to result in an annual <br />property tax revenue of $174,400 and annual sales tax revenues of $48,789. The annual sales tax <br />revenue is forecast based on the community's residents living in close proximity to one of the City's <br />strongest commercial corridors on South Bristol Street. Based on a comprehensive review of taxes <br />and fees generated by the development and City expenses resulting from the development, the <br />net new General Fund revenue is projected to be approximately $9,869,000 over a 25-year period. <br />Table 6: CEQA. No <br />areas of significant and unavoidable impact were determined from the construction <br />or operation of the proposed project (Exhibit 13). The project will require adoption <br />of a Mitigation Monitoring and Reporting Program (MMRP), which contains <br />mitigation measures to address hazards and hazardous materials, noise stemming <br />from construction and proximity to a major roadway, traffic impacts to the <br />intersection of Main Street and Sunflower Avenue, and tribal resources. <br />Public Notification <br />A notice of intent and final MND was circulated to interested parties on March 19, <br />2019 and published in the Orange County Register on March 19. 2019.
