Thus, as further <br />explained below, the project <br />would not have significant and <br />unavoidable shade/shadow <br />impacts based on the analysis set <br />forth in the Final EIR. <br />Residential Area A is <br />southeast of Main Street. At <br />the time of the EIR, <br />residential development was <br />located north and south of <br />the Santiago Creek Trail <br />Residential development on <br />the southeast corner of the <br />intersection of Main Street at <br />Memory Lane is now office <br />uses. Table 23 of the EIR <br />indicated that a 21-story <br />building would need to be <br />setback approximately 500 <br />feet from the project <br />boundary to preclude <br />shadows. At its nearest point, <br />on -site development would <br />be approximately 1,000 feet <br />from existing off -site single- <br />family residences on <br />Spurgeon Street and E. <br />Virginia Avenue. Therefore, <br />no shade/ shadow impacts <br />would occur based on the <br />analysis in the Final EIR. <br />• Residential Area B is <br />southwest of the project site <br />and west of 1-5. The Final EIR <br />noted that "A building <br />between 8 and 19 stories tall <br />could be located in the <br />southwest portion of the site <br />and not cast shadows to <br />residential area "B".
