Water Quality Management Plan (WQMP) <br />Mainplace Mall Specific Plan <br />MainPlace Mall has evolved over several decades, from the original Fashion <br />Square to the present mall of approximately 1,130,000 square feet of commercial <br />uses. In 1983, the project was revised from an open-air mall to allow for an <br />enclosed mall with additional office and hotel development allowed in addition to <br />the retail uses. At that time an Environmental Impact Report was prepared and <br />certified for the full build -out of that entitlement. Additional entitlements in in <br />2000 revised the allowable land uses established in 1983. The site currently <br />consists of approximately 49.04 acres, with private internal driveways and <br />infrastructure and a ring road (Mainplace Drive) that is a public right-of-way. <br />The site has long been planned for further development, and existing entitlements <br />allow the development of up to 1,500,000 square feet of office uses, as well as <br />hotels and additional retail. The current owner wishes to modify the entitlements <br />to allow more flexibility in the further development of the site, reducing the <br />€ allowed office and retail uses and adding residential uses. This diverse mixture of <br />Narrative i uses fulfils the purpose of the General Plari s District Center land use by adding <br />Project residential uses in a mixed -use setting. <br />Descriptio s <br />n: The existing mall is broken into eight parcels based on recorded Parcel Map <br />(Use as 99-152. The present mall includes 1,130,000 square feet of retail uses within <br />much an enclosed mall building. The vesting tentative parcel map approved in <br />space as 2000 provided for up to 1,600,000 square feet (1,509,255 square feet were <br />necessary. i developed at that time) of retail, cinema and restaurant uses, 1,500,000 <br />square feet of office, and 400 hotel rooms. Under the Tentative Parcel Map, <br />the maximum retail development continued to be 1,600,000 sf. The new <br />owners of the mall wish to modernize the mall in keeping with mixed -use <br />development principles.
