EXECUTIVE SUMMARY <br />The Specific Plan provides the vision for MainPlace and aims to <br />create: <br />A Vibrant Mixed -Use district; <br />A Live -Work -Play Environment; <br />Unique Destination with a sense of place; <br />An Urban Village integrated with the existing commercial uses; <br />Professional Office environment to add job -creating uses; <br />An Entertainment District — Hotels, Cinema, Food Hall, <br />Restaurants, Experiential learning, Commercial Recreation, <br />Shops & Event Spaces; and <br />Multi -Family Residential to activate the new district. <br />The Specific Plan also strives to: <br />Add to Santa Ana's already rich cultural identity; and <br />Revitalize the retail heart & add complementary uses. <br />Location <br />The Specific Plan area is located on the north edge of the City of Santa <br />Ana, between Main Street on the east, and State Route 22 (SR-22) <br />and Interstate 5 (1-5) to the north and west. Access to the Specific <br />Plan area is primarily from Main Street, and Main Place Drive, which <br />surrounds the mall and its parking areas. <br />Plan Summary <br />The land use program will include the development of the following <br />to provide a mixed -use project with a modern look and feel: <br />1 Included both existing retail of 400,000 sf plus addition of 1,200,000 <br />sf. <br />Up to 750,000 square feet of office uses, generally facing Main <br />Street. This is a reduction from existing entitlements, which <br />allow up to 1,500,000 square feet; <br />Removal of a portion of the JC Penney area of the mall and add <br />commercial square footage, bringing the total retail at the mall <br />to approximately 1,400,000 square feet. This is a reduction <br />from existing entitlements which allow up to 1,509,255 square <br />feet. This would occur during the later phases of development; <br />Up to 400 hotel rooms, as allowed by existing entitlements; <br />Up to 1,900 multi -family units; <br />A village green designed to accommodate a variety of open <br />space and programming uses; and <br />Vacation of a portion of Main Place Drive between Bedford <br />Road and Main Street, replacing it with a private driveway. <br />To accomplish this mixed -use vision, the site will be divided into ten <br />planning areas/parcels.
