TTT <br />Guiding Principle 1: Enhance the Mall as an Iconic Local Shopping <br />Destination. <br />The MainPlace Mall site has served as a local shopping destination <br />within the Santa Ana community since 1958 when the area was <br />known as the Santa Ana Fashion Square. In 1987, the majority of the <br />Fashion Square was re -envisioned into what is currently MainPlace <br />Mall. Over the years, the property has changed ownership and <br />various major and minor tenants have come and gone, but the <br />concept of MainPlace Mall as a well-known shopping destination has <br />remained constant. <br />New development within the Specific Plan area should respect the <br />history of the site and work to preserve and improve the concept of <br />the area as a cutting -edge shopping and entertainment hub within <br />Orange County. This should not deter new and creative design and <br />uses, but instead ensure that future design and mixtures of uses are <br />in keeping with the overall function of the area as a premier <br />commercial shopping destination within Orange County. <br />As new uses develop within the Specific Plan area, they will likely <br />bring additional investment into the mall by way of potential physical <br />improvements, increased tenant diversity, and more rooftops, <br />daytime employment, and tourism within close range of MainPlace <br />Mall to utilize the goods and services provided. <br />INTRODUCTION 1 1 <br />.8. ft� <br />Guiding Principle 2: Create a Unique Lifestyle and Entertainment <br />Experience. <br />MainPlace Mall is first and foremost a true landmark retail and <br />entertainment destination serving the diverse and growing <br />population of Orange County. This Specific Plan envisions the <br />MainPlace Mall area as a collection of interactive spaces that creates <br />a true cultural and community center. Future development of the site <br />will be a mixture of retail, office, multi -family, and hospitality uses in <br />a denser, more urban environment. <br />New development should provide visitors with a range of <br />experiences and opportunities. The fusion of these uses into one <br />connected and cohesive area will be the defining element of the <br />Specific Plan area and create an economic and social hub for Orange <br />County. The incorporation of job -creating uses and housing within <br />the Specific Plan area will also drive use of the site by creating a <br />walkable environment that is focused around the user. <br />The Specific Plan also considers the incorporation of strategically <br />placed programmable open space, whether in the form of urban <br />parks, plazas, or other flexible space. This is space that can transition <br />easily from a passive use to a temporary active or experiential use, <br />such as a small concert, farmers market, or pocket park. These types <br />of spaces allow for MainPlace Mall to be fluid and responsive to the <br />community's needs. <br />MAINPLACE SPECIFIC PLAN 1 1-11 <br />
