DESIGN GUIDELINES 14 <br />DG - 80 For convenience, parking spaces associated with <br />residential uses should be assigned, but the parking spaces <br />numbering system should not identify the dwelling unit <br />that is assigned to the space. <br />B. Parking Lot Desigr, <br />Although the buildout scenario for the MainPlace Specific Plan area <br />will primarily include structured parking, in the interim, surface <br />parking lots will remain and if reconfigured will implement the <br />following guidelines. <br />DG - 81 Parking lots should be designed with a clear hierarchy of <br />circulation, including major access drives with no direct <br />access to parking spaces; major circulation drives with <br />little or no parking; and parking aisles for direct access to <br />parking spaces. <br />DG - 82 Dead-end parking aisles should not be used. The use of <br />"hammer head" or vehicle turn around areas may be <br />acceptable in limited cases. <br />DG - 83 Travel aisles should be aligned to avoid vehicles competing <br />for the same travel aisle space while making left-hand <br />turns. <br />DG - 84 Surface parking lots must provide shade trees. The City of <br />Santa Ana's Commercial Area Landscape Standards <br />requires one landscaped area per 10 spaces in commercial <br />parking lots. Landscaped areas must be a minimum of <br />8.5'x18' and contain at least one 15-gallon tree. <br />DG - 85 Shade structures should be provided on the top level of <br />parking structures and in surface parking lots and should <br />be designed to take advantage of solar opportunities. <br />DG - 86 Surface parking lots should be shared amongst <br />surrounding uses when possible. <br />DG - 87 In the event that new surface parking lots are required that <br />contain more than 250 spaces, the following should be <br />provided: <br />(a) Continuous landscape planting strips between <br />every row of parking. The strip should be a <br />minimum of 4' in planted width and be planted <br />with shade trees, low shrubs and/or <br />groundcover. <br />(b) Large planting islands at the end of parking rows <br />that are a minimum of 500 square feet, with a 7- <br />foot wide minimum -planted width. They should <br />be planted with shade trees, low shrubs and/or <br />groundcover. <br />(c) Interior planting islands between parking spaces <br />at an average of every 10 parking spaces to avoid <br />long rows of parked cars. The planting islands <br />should have a 5-foot wide minimum planted <br />width and be planted with shade trees, low <br />shrubs and/or groundcover. <br />MAINPLACE SPECIFIC PLAN 1 4-15 <br />
