Elements such as stone <br />veneer, multiple brick veneers, metal panels, ceramic tile, metal canopies, flat and metal seamed <br />roofs all assist in conveying a modern design. The color scheme encompasses earth tones of tans, <br />browns and greys. Courtyards are provided along Main Street, Edgewood Road and the internal <br />east elevation to break up the massing and create distinct building sections. In addition, units <br />along Edgewood Road will front the street, providing direct street access and assisting in <br />activating the street. <br />A combination of common and private open spaces will be incorporated into the project design. <br />Approximately, 34,630 square feet of common open space will be dispersed throughout the <br />project. These areas will consist of ground level courtyards with amenities such as a pool and spa, <br />seating areas, tables and chairs, shade trellis, fire pits, and enhanced landscaping. A rooftop <br />amenity deck will also be provided that will include a pool and spa, cabanas, fire pits, lounge <br />chairs, shade structures, a club room, and a fitness center. Other common area amenities such as <br />a wellness room, chef's kitchen, dog wash room, bike repair room, bike share, Amazon parcel <br />lockers, and entertainment room, will be incorporated into the building and will provide residents <br />with opportunities for on‐site services and entertainment space. In addition, private open space <br />in the form of patios or balconies will be provided for each unit. These spaces will range from 53 <br />to 77 square feet in size. <br />An upscale and elaborate landscape pallet is proposed for this project. The applicant is proposing <br />to retain the mature Ficus trees along the east property line. An arborist report was prepared, <br />with mitigation measures included to ensure the trees remain in a healthy condition pre‐ and <br />post‐construction. The report also identified 8 trees (7 Sweet Gum trees and 1 Cypress tree) along <br />the eastern property line that are in an unhealthy condition and are recommended for removal. <br />Additional trees similar in size and type to the mature trees will be planted to fill in areas where <br />trees were removed or are missing. In addition, the applicant will raise the height of the wall <br />adjacent to the single‐family dwellings from six to eight feet in height. <br />Given the number of parcels affiliated with this proposal, the lots will need to be combined into <br />a single development parcel. Prior to issuance of building permits, a voluntary lot merger will <br />need to be applied for and be approved. This application is ministerial, with no Planning <br />Commission or City Council action required. <br />Commented [DH5]: As explained to me by <br />Orange Architects, Contemporary style is <br />needed due to the size of the project. <br />Commented [DH6]: If this means front <br />doors will be on Edgewood then this is the <br />first we’ve heard of this. We have been told <br />the only access would be the Amazon <br />lockers. <br />Commented [DH7]: How is this going to be <br />accomplished for each unit? It is hard to <br />imagine how this will look based on the <br />drawing provided. It looks like units on the <br />outside of structures will have private open <br />space facing the streets and interior units will <br />have private open space facing each other, <br />not so private. <br />Commented [DH8]: Appendix B Tree <br />Evaluation and Preservation Study, Executive <br />Summary states “The largest trees on site, <br />the #117 Aleppo pine, Pinus halepensis; and <br />#121 cypress, an unknown Cupressus species, <br />may date back to a previous site use, but are <br />probably no more than 70 or 80 years old. <br />The Aleppo Pine has a life expectancy of over <br />150 years <br />(https://selectree.calpoly.edu/tree‐ <br />detail/pinus‐halepensis). We had an <br />independent arborist look at the tree and his <br />evaluation is the tree is healthy, properly <br />trimmed and expected to live another 100 <br />years. It should NOT be removed.
