5.10 Aesthetics <br /> 5.10.1 Environmental Setting <br /> The project area is characterized by corrercial uses, <br /> residential homes and freeways which are typical of an urban <br /> environment. Commercial development on the project site is generally <br /> in good condition, although aging with well-maintained, mature <br />L landscaping. .The Mall area of Fashion Square was built in 1957, with <br /> I. Magnin completed in 1958. The Mainstreet Center was also built in <br /> 1958. The large trees and shrubs located within the surface parking <br /> areas around both shopping centers enhance the aesthetic appearance of <br /> the site. Figures 9-12, previously presented, illustrate existing <br /> aesthetic conditions an the site. <br />U Surrounding conmiercial and residential development north of <br />I - the site is generally in a well-maintained condition. Two high-rise <br />Li buildings are `ocated north of the Garden Grove Freeway in the City of <br /> Orange. The Town and Country Shopping Center located east of the site <br />C. is very well maintained and characterized by extensive mature <br /> landscaping. The area south of the project site is characterized by <br /> mixed commercial and residential land uses in a general declining <br /> condition. New infill commercial development is occurring on isolated <br /> parcels along Main Street south of the project site. The 12-story <br /> Fidelity Federal Building is located adjacent to and east of the site <br /> on Main Street. Figures 13-15, previously presented, illustrate <br />V aesthetic conditions in the surrounding area. <br /> 5.10.2 Impacts <br /> Project Impacts <br /> The project would provide for the rehabilitation and redevel- <br /> opment of the project site consistent with the Amended Redevelopment <br /> Plan for the City of Santa Ana Redevelopment Project.
