The purpose of a shared parking analysis is to determine the actual anticipated <br />usage of the proposed parking supply for the project, taking into account the non-concurrent <br />parking peaks for the retail, office, and hotel uses, and to determine the reduction in parking <br />supply that can be supported due to shared parking synergies. Note that the residential uses <br />are excluded from this analysis, because the tenant parking for the residential components <br />will be reserved exclusively for the residential buildings. <br />The ULI Shared Parking methodology is a multi-step process that, first, establishes the stand- <br />alone peak parking requirements for a variety of uses, including office, retail, and hotel uses. <br />The methodology then applies a percentage to the peak requirement for each use, to represent <br />the actual usage of the parking requirement for each hour of the day between the hours of 6:00 <br />AM and midnight, reflecting the fact that the parking demand for each use fluctuates <br />throughout the course of the day.
