12. Revise the site plan/tentative plan to depict and note installation of bike lanes along the <br />westerly side of the development on Main Place Drive between Main Street and Bedford <br />Avenue. <br /> <br />13. Bikelane details and final design will be shown on the final street improvement plans as <br />directed by Traffic Engineering staff. <br /> <br />14. Revise the site plan/tentative plan to depict and note a 17’x17’ corner cut-off for all 25’ <br />curb returns and a 25’x25’ corner cut-off for all 35’ curb returns and the construction of <br />ADA accessible wheel chair ramps per City Standard #1122. Not Addressed <br /> <br />15. Revise the site plan and the tentative map to depict and note the requested street vacation <br />of the northeasterly segment of Main Place Drive between Main Street and Bedford <br />Street. Applicant shall submit a Street Vacation application to initiate the review process. <br />Addressed <br /> <br />16. Revise the site plan to depict northeasterly segment of Main Place Drive between Main <br />Street and Bedford Street to be abandoned, and the all existing public utilities within <br />Main Place Drive to be removed and reconstructed in the new proposed private aisle and <br />all the connecting services to the utilities to be relocated. Shown on Tenative Map sheet <br />2. Please note utility relocation requirement. <br /> <br />17. Revise the site plan and the tentative map to depict and note exclusive underground <br />easement and non-exclusive above ground easement for relocated utilities, which are to <br />remain publice, along proposed private aisle at the northeasterly segment of Main Place <br />Drive between Main Street and Bedford Street. <br /> <br />18. Revise site plan and tentative map to depict and note an ADA path along Bedford Street <br />between Main Place Drive and Bronson Street. Coordinate with all agencies involved <br />with this right of way, such as City of Orange, City of Santa Ana, and Caltrans. <br /> <br />19. Revise the site plan and tentative map to add a note that the entire width of all proposed <br />private aisles within this site to be dedicated to the City of Santa Ana as a “Non- <br />Exclusive Easement for vehicular access, traffic loops, access rights in, over, across, upon <br />and through said tract for the purpose of maintaining, servicing, repairing, replacing and <br />reading the public water meters and traffic loops within said tract”. <br /> <br />20. Add a note on the site plan and the tentative map to read <br />“CONSTRUCTION/INSTALLATION/REPAIR OF ALL THE IMPROVEMENTS <br />REQUIRED FOR THIS PROJECT WILL BE CONSTRUCTED AT THE SOLE <br />EXPENSE OF THE APPLICANT AS OUTLINED IN THE MITIGATION MEASURES <br />FROM EIR, TRAFFIC IMPACT ANALYSIS, DRAINAGE, WATER DEMAND, <br />SEWER AND WATER ASSESSMENT STUDIES, AND PRELIMINARY WATER
