QUALITY MANAGEMENT PLANS AND SHALL BE IN ACCORDANCE WITH <br />CITY DESIGN STANDARDS AND SPECIFICATIONS, AND THE SANTA ANA <br />MUNICIPAL CODE”. <br /> <br />21. Add a note on the site plan and the tentative map to read “THIS PROJECT WILL <br />PROCESS AND RECORD CC&RS FOR THE MAINTENANCE AND COST <br />SHARING RESPONSIBILITY THE FUTURE COMMON UTILITY FACILITIES <br />SERVING THIS SITE, INCLUDING BUT NOT LIMITED TO PRIVATE WATER, <br />FIRE, IRRIGATION, SEWER, DRAINAGE, etc.”. <br /> <br />22. Provide a Site Traffic Impact Analysis (TIA). Prior to site plan approval; submitted to the <br />PWA agency for review and approval. The TIA shall include, but shall not be limited to <br />the following: Submitted and under review. <br /> <br />a. A forecast of the amount and distribution of vehicular traffic to be generated by the <br />project and the commutative projects. <br /> <br />b. An assessment of the impact the project may have upon adjacent signalized and un- <br />signalized intersections. <br /> <br />c. Assessments and recommendations at project access locations, including the ability of <br />project traffic to enter and exit the site, traffic controls, movement restrictions, sight <br />distance and internal circulation. <br /> <br />The detailed scope of work will be provided to the consultant. If you have any questions <br />regarding the scope of work please contact Zed Kekula, Senior Civil Engineer, at (714) <br />647- 5606, <br />Please address the following comments of the TIA <br />1) General: <br />a) Add page numbers to the sheets of the various intentionally left blank pages, tables and <br />figures within the report <br />2) Page 9 – Figure 3: <br />a) Update Project Site Plan to reflect the latest parcel lines for Parcel No. 5 <br />3) Page 18, Figure 4: <br />a) Add missing NBRT lane configuration/designation arrow to intersections 1. <br />4) Page 26, Table 8: <br />a) Provide calculation sheets used to arrive at internal capture and pass-by reduction <br />percentages <br />5) Page 27, Table 9:
