The zone change will allow for a larger convenience <br />store than what the M-1 zone allows and will be consistent with the City's General Plan. The M-1 <br />zoning limits the size of convenience stores ancillary to service stations to 2,000 square feet. In <br />addition, as part of this application, the City is also proposing to change the zoning designation of <br />the adjacent properties from M-1 and C-1 to C-2. The C-2 zoning designation will be consistent with <br />the City's General Plan land use designation of General Commercial (GC).
