FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br />Variant style). The addition will have a flat roof with a <br />parapet edge to distinguish it from the historic structure. The <br />horizontal datum on the existing house, established by the <br />change of material from stucco to wood siding, will establish <br />the top of the proposed parapet. This architectural treatment <br />will read as contemporary, not conjectural. In addition, rather <br />than mimic the existing textured, hand -troweled stucco walls, <br />the new walls will have a smoother stucco texture. <br />Furthermore, rather than exactly matching existing windows, <br />the new steel windows will have a slightly different muntin <br />and sash profile. <br />iv. Standard No. 4. In conformance with Standard 4, changes to <br />the property that have acquired historic significance in their <br />own right will be retained and preserved. The second floor <br />room addition above the kitchen area was constructed in <br />1954, 5 years after the original house was built. This second <br />story addition has acquired significance in its own right and <br />will remain as is. However, the overall scope of work does <br />propose the removal of incongruent exterior modifications <br />made during the 1976 kitchen/pool remodels. These <br />additions include the kitchen bay window along the south <br />(right) elevation and wood trellis with round columns on the <br />east (rear) elevation. <br />V. Standard No. 5. In conformance with Standard 5, distinctive <br />materials, features, finishes, and construction techniques or <br />examples of craftsmanship that characterize the property will <br />be preserved. The project does not propose to remove <br />character -defining features or materials/finishes along the <br />primary elevation. The project proposes to remove one bay <br />window along the south (rear) elevation which is not readily <br />visible from the public right-of-way, and sits behind a 5'-5" <br />high privacy wall (original to the home). The bay window is <br />located on a secondary elevation, as characterized by the <br />simplified window trim, and lack of detail on this facade. <br />Furthermore, the south (rear) elevation area has historically <br />been a service area, with two A/C units, a large water <br />filtration tank, and an under floor crawl space access. The <br />upper portion of the south (rear) elevation is partially visible <br />from the public right-of-way. However, there will be no <br />changes to the second story windows, siding or roof -line in <br />this area. <br />vi. Standard No. 9. In conformance with Standard 9, the new <br />first floor addition will not destroy historic materials, features, <br />or spatial relationships that characterize the property.
