The proposed work would also expand the <br />southern (right) elevation along the first floor towards the southern <br />property line by 6'-0". The expansion area would be setback from the front <br />(west) elevation by approximately 18'-0", and would be approximatley 12'- <br />0" in height. The expansion area would incorporate one new steel <br />casement window along the front (west) elevation, three new steel <br />windows along the southern (right) elevation, and two new french wood <br />doors with a single light along the east (rear) elevation. Moreover, the new <br />addition would incorporate a flat roof with a parapet edge which will <br />incorporate the existing horizontal dataum that delineates the change in <br />residence's change in material from stucco to wood. Lastly, in order to <br />distinguish the new addition with the existing, the proposed addition will <br />incorporate a smooth -stucco finish and windows with slightly different <br />muntins and sash profiles. <br />F. The legal owners of the property are Christopher and Kelly Reinberger. <br />G. The legal description for the subject property is attached hereto as Exhibit <br />A and incorporated by this reference as though fully set forth herein. <br />H. Pursuant to Santa Ana Municipal Code Section 30-6, the Historic <br />Resources Commission held a duly noticed public hearing on July 11, <br />2019, for the request for exterior modifications to the Arens House. <br />I. Since the property is listed on the Santa Ana Register of Historical <br />Properties, all exterior modifications are required to meet the Secretary of <br />Interior's Standards for Rehabilitation. <br />1. The following Secretary of Interior's Standards are applicable: <br />i. Standard 1. In conformance with Standard 1, the subject <br />property will continue to be used as it was historically, as a <br />single-family home. <br />ii. Standard No. 2. In conformance with Standard 2, the historic <br />character of the subject property will be retained and <br />preserved. The proposed single story addition has been <br />designed to remove as little historic material as possible, and <br />will be located on a secondary non -character defining <br />fagade, toward the rear of the structure, where it will <br />generally not be visible from the public right-of-way. The <br />proposed exterior alterations will not alter the primary west <br />(front) elevation, or any important spatial relationships that <br />characterize the property. <br />iii. Standard No. 3. In conformance with Standard 3, the <br />proposed changes will not create a false sense of historical <br />development. The proposed addition will read as <br />contemporary in comparison to the existing single-family <br />residence which incorporates distinctive architectural <br />features of the Colonial Revival style (French Regency <br />
