EIR No. 2018-01, DA No. 2018-01, GPA No. 2018-06, AA No. 2018-10 <br />2525 North Main Street <br />November 19, 2019 <br />Page 14 <br />Required Measures <br />Notification by mail was mailed on November 8, 2019 to all property <br />owners and occupants within 500 feet of the project site and notification <br />was provided to all interested parties that have requested to receive a <br />notice with contact information on file with the City. <br />Newspaper posting was published in the Orange County Register on <br />November 8, 2019. <br />CONCLUSION <br />The modified project has been reduced in density and height in response to comments received <br />from the community. Further, no new or additional environmental impacts would result from the <br />modified project. General Plan Amendment No. 2018-06 and Amendment Application No. 2018- <br />10 support redevelopment of the site with a residential project that will provide new market -rate <br />housing in a prime location that is accessible to retail and employment opportunities with <br />multimodal transportation options. Additionally, public benefits from the Development Agreement <br />will lead to new public art and a long-term security patrol of the residential neighborhood and <br />Santiago Park. The project will also enhance the City's economic and fiscal viability through the <br />increase in property tax values as well as an increase in sales tax generated from the residents. <br />STRATEGIC PLAN ALIGNMENT <br />Approval of this item supports the City's efforts to meet Goal No. 3 Economic Development, Objective <br />No. 2 (create new opportunities for business/job growth and encourage private development through <br />new General Plan and Zoning Ordinance policies). <br />Minh Thai <br />Executive Director <br />Planning and Building Agency <br />Exhibits: 1.
