Exhibit 10 <br />Required by the Transit Zoning Code Provided <br />1. All parking shall be in an underground or above- <br />ground garage, tuck under parking, or combination <br />thereof. <br />2. Dwellings shall have indirect access to their parking <br />stall(s). <br /> <br />Lined Block Open Space Standards (Sec. 41-2023): <br />1. The common open space shall be designated as a <br />courtyard, or in the front as a forecourt. This area <br />shall be equal to 15% of the lot and shall be open to <br />the sky. <br />2. Minimum courtyard width of 20’0” when running EW <br />and 15’0” when running NS. <br />3. 20’0” wide courts only permit architectural projections <br />on two opposing sides. <br />4. Private open space for each dwelling unit and no less <br />than 50 SF and not less than 6’0” in each direction. <br />5. Private open space can be substituted for common <br />open space or common interior space at an equivalent <br />square footage. Courtyards located above garages shall avoid the <br />sensation of forced podium hardscape. <br />4. Trees in the front yard may not exceed 12-15’ in height <br />at maturity and must be suitable for built in concrete <br />planters or containers with a 36-inch width. <br />5. One 36” box tree is required per courtyard that meets <br />the minimum dimensions. For courtyards that exceed <br />minimum dimensions, two or more 24-inch box small <br />size trees may be substituted. <br />6. If a rear yard is present, at least one (1) 36” box tree <br />per 30’0” lineal feet shall be planted. <br />7.
