ONE BROADWAY PLAZA PROJECT EIR ADDENDUM <br />CITY OF SANTA ANA <br />3. Project Description <br />3.2 PROJECT DESCRIPTION <br />The Proposed Project seeks to revise the existing entitlements of the One Broadway Plaza Project to permit <br />residential uses in place of some of the permitted office uses ("Proposed Project"). The Proposed Project <br />would incorporate residential units within up to 19 floors, which were previously designated for office uses <br />under the Approved Project. The Proposed Project would provide up to 415 apartment units for a total of <br />about 318,153 residential square feet. Residential units would range between 500 square feet to 1,250 square <br />feet. Under the Proposed Project, approximately 60 percent of the office space would be dedicated to <br />residential uses and 40 percent of the office space would remain. No changes to the retail dining square footage <br />would occur. The residential component would include penthouse suites, standard and executive residential <br />units, and affordable units. The non-residential components would include office, restaurants, commercial uses, <br />and wellness fitness center with a spa, a parking structure, and live performance and presentation space. Table <br />3 below compares the Proposed Project buildout with the Approved Project build out. <br />The Proposed Project would require amendments to the City's General Plan Land Use Element and the One <br />Broadway Plaza Specific Development District (SD 75) to allow for the inclusion of residential uses. The <br />General Plan Land Use Element would be amended to permit residential development along with associated <br />amendments to development density and intensity as needed. In addition, this Addendum is the primary reference document for the <br />formulation and implementation of the MMRP. All the approved, applicable measures from the Certified EIR <br />have been incorporated into this document. This document is intended to provide sufficient information to <br />allow the City of Santa Ana and any other permitting agencies to evaluate the potential impacts from <br />construction and implementation of the Proposed Project.
