Jeremy Ogulnick <br />May 5, 2020 <br />Page 3 <br />It should be noted that the total parking supply of 2,600 spaces includes 49 spaces <br />via the use of valet/valet assist for the Project's retail/commercial component and 212 <br />spaces via the installation of vehicle lifts for the Project's residential component. <br />Table 1, attached to this proposal, provides a summary of the Project development, <br />inclusive of the Project's proposed parking supply based on information provided by <br />AO, dated 04/24/2020, inclusive of 130 tad access (Tandem) stalls. Figure 2 presents <br />the proposed site plan, prepared by AO. <br />Project's Pedestrian Connections <br />Pedestrian circulation would be provided via existing public sidewalks along Red Hill <br />Avenue and Warner Avenue which will connect to the project site. The project will <br />protect the existing sidewalk along project frontage, and if necessary, repair or <br />reconstruct sidewalks along the project frontage per the City's request. The existing <br />sidewalk system within the project vicinity provides direct connectivity to the City of <br />Santa Ana, Irvine and Tustin along with connectivity to the Tustin Metrolink Station <br />located on Edinger Avenue west of Jamboree Road. From the project site, it would <br />take approximately 54 minutes to walk to the Tustin Metrolink Station that is 2.8 <br />miles from the site. <br />Project's Proximity to Public Transit <br />Public transit bus service for the Project site is adequate and is provided in the project <br />area by the Orange County Transportation Authority (OCTA). Eleven (11) OCTA <br />bus routes operate within the vicinity of the project site on Main Street, Standard <br />Avenue, Grand Avenue, Dyer Road, Edinger Avenue, Red Hill Avenue, Warner <br />Avenue, SR-55 and Von Karmen Avenue, which consists of the following: <br />• OCTA Route 53: The major route of travel is Main Street. Nearest to the project <br />site are bus stops on Main Street - northbound and southbound west of the <br />intersection with Red Hill Avenue. Route 53 operates on approximate 30-minute <br />headways during weekdays and 20-minute headways on weekends. <br />• OCTA Route 55: The major routes of travel include Main Street and Standard <br />Avenue. Nearest to the project site are bus stops on Standard Avenue - <br />northbound and southbound west of the intersection with Warner Avenue. Route <br />55 operates on approximate 30-minute headways on the weekdays and weekends. <br />• OCTA Route 59: The major routes of travel include Grand Avenue, Dyer Road, <br />and Barranca Parkway. Nearest to the project site are bus stops on Dyer Road - <br />eastbound and westbound south of the intersection with Red Hill Avenue.
