Jeremy Ogulnick <br />May 5, 2020 <br />Page 2 <br />PROJECT DESCRIPTION AND MULTIMODAL SETTING <br />The Bowery Project is a proposed mixed -use residential apartment project to be <br />located south of Warner Avenue and west of Red Hill Avenue in the City of Santa <br />Ana, California. The Project site is a square shaped parcel of land totaling 14.69t- <br />acres and that is currently developed with three (3) industrial buildings with a total <br />floor area of 212,121 square -feet (SF). Figure 1 is an existing aerial photograph of <br />the Project site. <br />Based on the review of the Project Site Plan, prepared by AO, the proposed Project <br />includes the development of four (4) buildings, identified as Building A through <br />Building D, with a total of 1,100 apartment units and 80,000 square -feet (SF) of <br />retail/commercial space consisting of 44,000 SF of retail space, 24,000 SF of <br />restaurant/food uses, and a 12,000 SF health/fitness club, all of which front Red Hill <br />Avenue. Parking for the Project will be provided within four (4) parking structures <br />with a combined parking supply of 2,546 spaces and 54 space surface parking lot for <br />a total supply of 2,600 spaces. Of this total supply, 400 spaces are allocated for use by <br />the retail/commercial component of the Project <br />Under the current Project site plan, individually, Building A includes the <br />development of a 280-unit apartment podium, consisting 63 studio units, 144 one - <br />bedroom units, 73 two -bedroom, and zero (0) three -bedroom units wrapped around a <br />7-level 705-space parking structure with a 12,000 SF retail building and 4,000 SF pad <br />building. <br />Building B includes the development of a 244-unit apartment podium, consisting 35 <br />studio units, 136 one -bedroom units, 68 two -bedroom, and five (5) three -bedroom <br />units, wrapped around a 7-level 592-space parking structure and 16 surface parking <br />spaces, with 24,000 SF building to be equally occupied by retail space and a <br />fitness/health club and 20,000 SF building with a mix of restaurant/food uses. <br />Building C includes the development of a 322-unit apartment podium, consisting 79 <br />studio units, 149 one -bedroom units, 89 two -bedroom, and five (5) three -bedroom <br />units with 20,000 SF of retail shops space, wrapped around a 7-level 743-space <br />parking structure with an additional 36 spaces provided in a surface lot. <br />Lastly, Building D includes the development of a 254-unit apartment podium, <br />consisting 50 studio units, 146 one -bedroom units, 53 two -bedroom, and five (5) <br />three -bedroom units wrapped around a 6-level 506-space parking structure plus 2 <br />surface parking spaces. <br />R:W200'd20J274-The Hnaery.Sam.AnaV,.,642]d The Bmeery Reai,d P:7r5 G^ -5 <br />844 ,Pian 05-05-2020 d.c, <br />
