ER No. 2017-161, GPA No. 2020-03 & TTM No. 2020-01 <br />July 13, 2020 <br />Page 6 <br />Newspaper posting Newspaper posting was published in the Orange County Register <br />on July 2, 2020. <br />Sunshine Meeting A Sunshine Ordinance Community Meeting was held on March 12, 2018 from 6:30 p.m. to <br />7:30 p.m. at Hazard Elementary School (4218 West Hazard Avenue) in accordance with <br />the provisions of the City's Sunshine Ordinance. A total of nine members of the public <br />attended. The applicant provided all the required information to the Citv after the meetinn_ <br />The representatives of Riverview West and Santa Anita neighborhood associations were <br />Additional Measures contacted to identify any areas of concern due to the proposed project. At the time this <br />report was printed, no issues of concern were raised regarding the proposed project. <br />Economic Development <br />Based on the development of the 10 townhomes, the City is expected to generate approximately <br />$83,000 in permit fees. The project will also increase the property tax for the property. The <br />property is currently vacant and has a taxable value of approximately $1.2 million. Upon <br />completion of the project, the estimated taxable value of the property is approximately $5.8 <br />million. Based on the $5.8 million valuation, the estimated annual tax revenue to the City is <br />approximately $6,500 (not including an expected two -percent annual increase). <br />Conclusion <br />Based on the analysis provided within this report, staff recommends that the Planning Commission <br />recommend that the City Council adopt a resolution adopting and approving the prepared Mitigated <br />Negative Declaration and Mitigation Monitoring and Reporting Program, Environmental Review No. <br />2017-161; a resolution approving General Plan Amendment No. 2020-03; and a resolution <br />approving Tentative Tract Map No. 2020-01 as conditioned. <br />Jer C.
