<br />BEFORE THE SANTA ANA PLANNING
<br />COMMISSION
<br />The City of Santa Ana encourages the
<br />public to participate in the decision-
<br />making process.This notice is being
<br />sent to those who live or own property
<br />within 500 feet of the project site or
<br />who have expressed an interest in the
<br />proposed action.We encourage you to
<br />contact us prior to the Public Hearing if
<br />you have any questions.If you
<br />challenge the decision on the below
<br />matter,you may be limited to raising
<br />only those issues you or someone else
<br />raised at the public hearing described
<br />in this notice,or in written
<br />correspondence delivered to the
<br />Planning Commission or City Council
<br />of the City of Santa Ana at,or prior to,
<br />the public hearing.
<br />Planning Commission Action :The
<br />Planning Commission will hold a Public
<br />Hearing to receive public testimony,and
<br />will take action on the item described
<br />below.Recommendation on this matter
<br />will be forwarded to City Council at a later
<br />date for final determination.
<br />Project Location:813 North Euclid
<br />located in the Two-Family Residence (R-
<br />2)zone.
<br />Project Applicant:ASI Development
<br />representing 7-Eleven,Inc.
<br />Proposed Project:The applicant is
<br />proposing to construct a 3,045 square-
<br />foot convenience store (7-Eleven),service
<br />station with a 1,800 square-foot canopy,
<br />and a parking lot with 16 spaces on a .65-
<br />acre vacant site.In order to facilitate the
<br />construction of the project,the applicant is
<br />requesting approval of the following land
<br />use entitlements:(1)Amendment
<br />Application No.2019-03 to rezone the
<br />property from Two-Family Residence (R-
<br />2)to Community Commercial (C-1),and
<br />(2)Conditional Use Permit No.2019-21 to
<br />allow the convenience store and service
<br />station to operate 24 hours a day,seven
<br />days per week.In conjunction with the
<br />land use entitlements,the applicant is
<br />requesting approval of Mitigated Negative
<br />Declaration and Mitigation Monitoring
<br />Reporting Program,Environmental
<br />Review No.2018-28.
<br />Environmental Impact:In accordance
<br />with the California Quality Environmental
<br />Act (CEQA),Environmental Impact
<br />Report,Environmental Review No.2018-
<br />28 was prepared for the project to analyze
<br />the potential impacts of the project and
<br />identify measures to mitigate the
<br />environmental effects.The EIR concluded
<br />that the proposed project would require
<br />mitigation measures related to cultural
<br />and tribal cultural resources,geology and
<br />soils,hazards and hazardous materials,
<br />noise,and transportation/traffic.
<br />Meeting Details:This matter will be
<br />heard on Monday,January 27,2020 at
<br />5:30 p.m.in the City Council Chambers,
<br />22 Civic Center Plaza,Santa Ana,
<br />California 92701.All persons interested in
<br />this matter are notified to appear at this
<br />time.

<br />appear at the public hearing,you may
