Box 1988 <br />Santa Ana, California 92702 <br />www.santa-ana.org/pba <br /> <br />NOTICE OF PUBLIC HEARING <br />BEFORE THE SANTA ANA PLANNING COMMISSION <br /> <br />The City of Santa Ana encourages the public to participate in the decision-making process. This <br />notice is being sent to those who live or own property within 500 feet of the project site or who <br />have expressed an interest in the proposed action. We encourage you to contact us prior to the <br />Public Hearing if you have any questions. <br /> <br />Planning Commission Action: The Planning Commission will hold a Public Hearing to receive public <br />testimony, and will take action on the item described below. Recommendation on this matter will be <br />forwarded to City Council at a later date for final determination. <br /> <br />Project Location: 813 North Euclid located in the Two-Family Residence (R-2) zone. <br /> <br />Project Applicant: ASI Development representing 7-Eleven, Inc. <br /> <br />Proposed Project: The applicant is proposing to construct a 3,045 square-foot convenience store (7- <br />Eleven), service station with a 1,800 square-foot canopy, and a parking lot with 16 spaces on a .65- <br />acre vacant site. In order to facilitate the construction of the project, the applicant is requesting approval <br />of the following land use entitlements: (1) Amendment Application No. 2019-03 to rezone the property <br />from Two-Family Residence (R-2) to Community Commercial (C-1), and (2) Conditional Use Permit <br />No. 2019-21 to allow the convenience store and service station to operate 24 hours a day, seven days <br />per week. In conjunction with the land use entitlements, the applicant is requesting approval of Mitigated <br />Negative Declaration and Mitigation Monitoring Reporting Program, Environmental Review No. 2018- <br />28. <br /> <br />Environmental Impact: In accordance with the California Quality Environmental Act (CEQA), <br />Environmental Impact Report, Environmental Review No. 2018-28 was prepared for the project to <br />analyze the potential impacts of the project and identify measures to mitigate the environmental effects. <br />The EIR concluded that the proposed project would require mitigation measures related to cultural and <br />tribal cultural resources, geology and soils, hazards and hazardous materials, noise, and <br />transportation/traffic. <br /> <br />Meeting Details: This matter will be heard on Monday, January 27, 2020 at 5:30 p.m. in the City <br />Council Chambers, 22 Civic Center Plaza, Santa Ana, California 92701. All persons interested in this <br />matter are notified to appear at this time. <br /> <br />Written Comments: If you do not wish to appear at the public hearing, you may also send your written <br />comments to Sarah Bernal, Recording Secretary, by mail at City of Santa Ana, 20 Civic Center Plaza <br />– M20, Santa Ana, CA 92701 or via e-mail at ecomments@santa-ana.org (reference ‘”Planning <br />Commission”) by 1:00 p.m. on the day of the meeting; e-mails received after said time will be on file <br />for public viewing the day after the meeting. <br />
