report. The traffic mitigation of making Main St. 6 lanes and adding a right turn land <br />at 17th St. are a start for moving traffic north to the 5 fry. But there will be lots of <br />drivers cutting through the east neighborhoods of French Court, French Park and <br />Logan to get the the 17th St on ramp. There will be those who drop south and head to <br />the Grand Ave. on ramp. And lets not forget the number of drivers who will want to <br />head west and cut through Willard and Washington Square neighborhoods to reach <br />Bristol. There need to be a plan for neighborhood protection. <br /> <br />2. Affordable housing: I agree with housing in the tower, but the developer is <br />opting out of building affordable house units in the tower and is proposing to <br />pay in-lieu fees, a buy-out. At the Sunshine Meeting he pointed out proudly <br />that he was including affordable housing units. With the city more and more <br />built out, each housing construction needs to accept and include it's minimum <br />number of affordable units! Please do not accept in-lieu fees when we have a <br />great opportunity to meet basic community needs in a small building footprint. <br />3. Local Park: With over 400 housing units in the 37-floor tower and the other <br />high-density housing projects in the works (2,146 housing units) that the area <br />needs a PARK. Perhaps the developer can buy a run down local <br />apartment complex, let the residents be in his building and turn the apartment <br />land into a much needed park. Or, since there will be an 9 level parking garage <br />then one of the street level asphalt parking lots could be converted into a place <br />for people instead of cars. Perhaps the developer's staff ideal of a park on to of <br />the parking structure should happen. At any rate, people need green parks, not <br />just the concrete hard-scape planned at the base of the tower. <br /> <br />4. Timing: Why the rush to have such an important meeting that we have to try <br />to participate virtually with only two days notice; OBP has been in the works for <br />more than 10 years. Residents need to gather with the commissioners to truly <br />communicate. This virtual meeting is confusing for me and I'm sure it is to <br />others. Is this truly a public hear? Why the rush?
