SCOPE OF SERVICES <br />.o. <br />Site Analysis <br />WD will perform site analysis during initial design <br />work. This may include site visits, photographs, <br />analysis of existing space(s), meetings with <br />various City departments to discuss specific space <br />requirements. <br />Conceptual Layouts/Space Planning <br />WD will prepare alternative preliminary space <br />layouts, including engineering details and <br />engineering calculations, and estimates of probable <br />costs for each alternative. Present information <br />to the City along with a written response of the <br />advantages and disadvantages of each alternative <br />plan taking into consideration operational, <br />programmatic, adjacency needs and appropriate <br />design standards. <br />Permits/City Approvals (City as <br />regulatory agency) <br />Assist City departments in obtaining entitlements, <br />permits and other City approvals, as required. <br />Architectural, Interior Design, and <br />Engineering Services <br />Provide architectural, structural, mechanical <br />and electrical engineering services and cost <br />estimating services during the schematic design, <br />design development and construction document <br />phases. Work products shall include engineering <br />details, engineering calculations, architectural <br />plans, and elevations, material specifications, cost <br />estimate, and final plans and specifications. Prior <br />to acceptance of design, Consultant is to prepare <br />a summary report detailing the effort of utility <br />coordination, IT coordination, and due diligence <br />for the City's review and acceptance. Third -party <br />IL <br />0 <br />Kim <br />cost estimate and constructability review may be <br />included in the design effort at the City's request. <br />1. Schematic Design: Develop schematic design <br />site plan drawings illustrating the scale and <br />relationship of project components. <br />. Design Development. Prepare design <br />development package consisting of: <br />a) Drawings and other documents that outline <br />repairs or solutions and describe the size <br />and character of the project with respect to <br />architectural, interior, structural, mechanical and <br />electrical systems <br />b) Materials and samples <br />c) Other required elements based on the approved <br />schematic design documents. Designs must <br />comply with the current Building codes and any <br />other City requirements. Additional site visits and <br />coordination with City departments will be required <br />to ensure that design development meets the <br />department's needs. <br />3. Construction Documents: WD will prepare <br />construction documents consisting of plans and <br />specifications, calculations, and cost estimates <br />setting forth in detail the requirements for the <br />construction of the project based on the approved <br />schematic design and design development <br />documents. The construction documents <br />will include, but not limited to: plans, details, <br />and specifications for structural, electrical, <br />mechanical, plumbing, ADA requirements, <br />parking, and landscaping; all fully coordinated <br />with the architectural design. Plans will include <br />recommendations for green building standards and <br />sustainable development to reduce costs, improve <br />the health of building occupants, and reduce the <br />negative impacts to the environment. A refined cost <br />estimate based on the final construction documents <br />shall also be prepared.
