Understanding of Need/Scope <br />Understanding of Need/Scope of Services <br />OUR APPROACH <br />We view design as the process of finding solutions to <br />the challenges and opportunities you face. We work with <br />your team to bring the right people together, identify the <br />options, choose the right solution, build consensus, and <br />figure out where to begin. As an example, a buildings' <br />repositioning can be approached in different ways. <br />Sometimes the focus is just on the lobby and public spaces. <br />In other cases, it involves giving the building a new outer <br />skin, replacing the old one in part or whole. The underlying <br />goal is to heighten the appeal or transform the environment <br />for your asset. Our role is to help you assess where the <br />value is and then to unlock it. <br />Once we identify a solution together, Gensler will provide <br />design services to help you implement a new facility, a <br />new environment, or a new identity program. The design <br />solution we create aligns with your project drivers and <br />stakeholders goals. We work collaboratively with the <br />stakeholders and your entire team to create the best <br />possible solution, a solution that reflects the contribution of <br />each participant in the process. <br />DESIGN STRATEGY SESSION <br />A part of most every project at Gensler, the objective of <br />the design strategy session is to gather the project team to <br />take a macro -level look at the project at hand and through <br />a facilitated kick-off meeting discussion, identify overall <br />potential while creating alignment on project process. The <br />intent is to emerge from the design strategy session with a <br />sense of shared vision and direction, while understanding <br />the relationship between business objectives, brand and <br />budget. <br />PROGRAMMING <br />Gensler's programming process identifies each project's <br />space requirements as well as the overall project drivers <br />and goals. We meet with stakeholders and/or departmental <br />representatives to gather their specific requirements. <br />The resulting document is a written summary of the <br />quantitative and qualitative information and includes <br />personnel, support space and amenity requirements, <br />adjacencies, work flow, communication patterns, <br />collaboration needs, security, aesthetics, quality level and <br />othersaecial requirements. <br />SPACE PLANNING <br />Utilizing the approved program and design strategy, we <br />proceed with development of a space plan and/or building <br />design. The space plan takes the form of a 2-dimensional <br />graphic representation of how the space is configured. <br />It's loose and fluid allowing for manipulation of facades, <br />partitions and openings. <br />SCHEMATIC DESIGN <br />The Schematic design concept gives a general sense <br />of what the workplace and/or building will look like. A <br />3-dimensional version of the space plan emerges during <br />the schematic design, The design concepts consider cost <br />and time implications in addition to how well they support <br />your workplace vision and program requirements, During <br />Schematic Design consultants are brought onto the team to <br />provide design solutions connecting the conceptual design <br />to the resulting construction documentation. <br />DESIGN DEVELOPMENT <br />After the general design direction is approved, we start to <br />solidify it and create drawings that reflect a more finalized <br />design. Finishes, materials and colors are presented for <br />your approval. Again, we wi II jointly revisit the project <br />vision and ask ourselves if it meets the criteria and vision <br />that we set at the beginning. <br />We continue to consult with project consultants to <br />define HVAC lighting, plumbing, structural, power and <br />communications & landscape design criteria. We also work <br />with project consultants to identify potential long lead <br />items. <br />CONSTRUCTION DOCUMENTATION <br />Once the design is fully developed and approved, we <br />prepare final construction documents and specifications <br />for construction, final costing and plan check activities. We <br />coordinate with the team of engineers and consultants to <br />provide a fully developed package that can be competitively <br />bid. <br />To accompany the construction documents, we prepare a <br />project manual, which describes in detail all materials and <br />the required means and methods for fabrication. <br />2 5 G _ 157 Gensler I City of Santa Ana 13 <br />
