Understanding of Need/Scope <br />PERMITTING STRATEGY/CODE ANALYSIS <br />Key to Gensler's project approach is developing working <br />relationships with the approval agencies that have <br />jurisdiction over our projects. We meet with officials early <br />in the design process to discuss code and planning related <br />issues. This allows us to flush out any potential problems, <br />identify early solutions, and obtain support by all parties <br />involved, which ultimately results in a smoother permitting <br />process. Follow-up meetings during design further ensure <br />that permits will be issued in a timely manner. This <br />approach has been carried out at Gensler by dedicated staff <br />members who have spent years developing an expertise in <br />permitting negotiations and code analysis. <br />Our integrated project approach provides comprehensive <br />code compliance utilizing the following tools by our staff: <br />• Quality Assurance Form <br />• Construction Document Checklist Forms <br />• Building Code Analysis Forms (Interior & Architecture <br />• Project Architect Forums <br />Frequently, changing codes and regulations requires <br />Gensler to continually update its code knowledge base. As <br />a resource to our clients we provide the following range of <br />services: <br />• Code compliance information <br />• Governmental representation/conflict resolution <br />Identify early solutions and obtain support by all parties <br />involved <br />Use creative permit strategy to expedite projects and start <br />construction earlier than scheduled <br />CONSTRUCTION PERFORMANCE <br />Gensler monitors construction from commencement <br />through completion, visiting the site regularly to review the <br />progress and quality of the work and to determine if the <br />space is being built according to the approved drawings. <br />We review contractor shop drawings and requests for <br />information; We review and take appropriate action on <br />specified contractor submittals including shop drawings, <br />product data and samples. We prepare completed <br />construction punch lists and issue letters for substantial <br />completion. <br />This scope includes inspection of the constructed portions <br />of the project to confirm the completion of milestones and <br />percent completion in connection with contractor progress <br />payment. <br />Quality Assurance <br />Gensler has a carefully developed and documented quality <br />assurance program (QA) that is used on all projects so that <br />each will conform to the highest standards of excellence, <br />efficiency, reliability and safety, and cost effectiveness. This <br />program is administered by the Project Manager, who will <br />monitor the production -level activities of the Gensler team. <br />Our QA program describes methods for developing, <br />preparing, coordinating, checking, verifying, reviewing, <br />approving, issuing, revising, and filing design, construction, <br />procurement and other project documents. The QA <br />program includes both a body of standards and procedures, <br />and a training component to ensure that all professional <br />staff are aware of and use these standards. <br />The objective is to ensure that every project meets these <br />standards and that schematic design, design development, <br />and contract documents contain concise, complete, and <br />well coordinated information. <br />RIGOROUS FOLLOW THROUGH <br />Our approach to all interactions with the project team is <br />rooted in a commitment to an iterative process that hinges <br />upon an adherence to rigorous follow-through, We are <br />committed to a "feedback and feed forward" approach: we <br />generate issues and possible directions with the project <br />team, research them, bring information back, and develop <br />strategies and policy recommendations with their input <br />all while maintaining a watchful eye on the schedule and <br />b ud get. <br />EFFECTIVE DOCUMENTATION <br />Throughout the process our team systematically documents <br />findings through written questionnaires, meeting notes, <br />digital photographs, and research memoranda. This <br />documentation allows us to effectively share information <br />across the team, and stakeholders as needed.
