in working with the City to respond to specific task orders and to respond to the services outlined <br />in the RFP overview. We can identify and address design needs in diverse communities and our <br />understanding of the objective for each element of the Scope of Work, as follows: <br />Architecture/Urban Design <br />Architectural Project Process. We review and apply architectural documentation standards <br />for drawings and specifications; PS&E; prepare a Microsoft Project design schedule; prepare <br />conceptual SD studies and reports including, but not limited to, site and building plans, <br />elevations and building sections, primary material and color recommendations and SDs; <br />prepare 30% and 60% CDs, 90% plan check and construction drawings and specifications; <br />prepare 100% bid and construction drawings and specifications; prepare all necessary <br />documentation for the designated LEED Certification (if applicable); prepare plan check <br />corrections and resubmissions including planning and building in a timely manner; meet and <br />coordinate with appropriate representatives and other subcontractors for design reviews and <br />approvals during the above phases; prepare construction cost estimates for each design <br />phase; and provide stamped and signed plan originals, calculations and specifications by <br />appropriately licensed California architects and engineers. <br />Gruen typically assists with identified items under the client's project manager's direction <br />including attendance at mandatory pre -bid meetings; responds to bid phase questions and <br />addenda preparation; attend pre -construction and construction meetings; reviews contractor <br />material submittals and shop drawings; attends construction observation site visits to address <br />construction problems; assists in responding to general contractor RFIs in a timely fashion; <br />prepares drawing and specification field revisions; assists clients with warranty -related work <br />or other construction deficiencies as requested. <br />New Building Construction Projects. Gruen Associates has a long history with construction <br />projects of all sizes and types including publicly- and privately -funded projects for government <br />facilities such as civic centers, libraries, police stations, gymnasiums, community centers, <br />courthouses, recreational facilities, and office buildings. Many of our publicly -funded projects <br />have successfully met arduous local, state and Federal auditing processes such as the new <br />construction for the Metro Division 16 Southwestern Yard project near LAX and the Metro <br />Division 20 New Maintenance of Way/Non-Revenue Vehicle Maintenance Building 61S and <br />Parts Storage Expansion in downtown Los Angeles —both were with Gannett Fleming and are <br />constructed as of 2019—the LAX Central Utility Plant Replacement, Olympic and Northeast <br />Police Stations, Maimonides Academy and the Morongo Band of Mission Indians Civic Center. <br />Building Renovation and Modernization Projects. For existing structures, Gruen anticipates <br />potential challenges presented with renovations, modernizations, additions and maintenance <br />projects to meet needs. We see such challenges as opportunities for creative design solutions. <br />For instance, if presented with inadequate ceiling space to conceal newly introduced, <br />oversized ducts or equipment, we may create an architectural feature to enclose it or treat it <br />in an aesthetically celebratory way. We completed the award -winning Brand Library and Art <br />Center Renovation project for the City of Glendale, which restored the original character of the <br />1904 mansion lost in its conversion to a library in 1956 and addition in 1969.
