Cp <br />D. UNDERSTANDING THE NEED <br />The professional services requested by the City of Santa Ana include all the disciplines associated with <br />full design and construction services and scope that runs from project inception to completion and <br />close-out. All these are services that Cap Architecture and IMEG typically provide to our clients; some <br />projects require a limited amount while others will be all-inclusive. Typically, we begin a project <br />systematically with our client in the following sequences, depending on the scope. <br />Scope: Our design team will reiterate the scope and intent to develop a BOD (basis of design) and <br />procedure to best meet the project objectives. It will include verification of existing documents and site <br />conditions to assess existing code and current conditions to recommend the most efficient and practical <br />solutions. We place emphasis on acquiring information on existing conditions, via physical inspections, <br />existing documentation and coordination with client information. <br />Documents: Comprehensive design/bid/construction packages adhering to practical, established <br />planning principals and technical criteria will be created. The documents, in compliance with the <br />relevant state and city code standards, will effectively acknowledge and integrate all code requirements <br />as they relate to the project scope and will include specifications and cost estimates. Full coordination <br />between all disciplines is conducted throughout the project, during document phases and especially at <br />phase delivery to the client. Standard administrative procedure during this phase will include regular <br />meetings and notations, and written documentation of all discussions, changes, directives and <br />observations relating to the project. <br />Approval Process: Meetings will be held with city officials and government compliance entities as <br />required to maintain the agreed -upon schedule and ensure the permit process will proceed smoothly. <br />Construction Support: We also provide Construction Administration support during the bid and <br />construction phase to include review of shop drawings, RFIs and submittals, field observation with <br />notation and photographic documentation and final close out documents at the completion of the <br />project. <br />Closely coordinated planning, effective execution and time management is critical to the successful <br />completion of all projects. Our team will bring all its diverse experience in the field of engineering, <br />infrastructure systems and construction management to each project and incorporate collaborative <br />efforts for an effectual completion. <br />Cap architecture understands the draft scope of work services addresses various projects of varying <br />functions and facilities with very different requirements. In addition, the scope also includes, for all <br />projects, a focus on cost estimates, specifications, materials and code compliance. The majority of our <br />projects to date have included all of the above components which are essential to any complete <br />construction set of documents. <br />Protect Management Approach: <br />Our project approach is based on our understanding of the client's scope of work.
