We <br />have managed all types of properties including <br />market rate and affordable housing, mobile home <br />parks, retail centers, office and industrial parks, <br />vacant lots, and storage facilities. <br />Rent collections and reporting functions are <br />handled by dedicated property managers and/ <br />or financial specialists who establish client trust <br />accounts, collect and deposit rents, prepare <br />operations checks for second -party signature, <br />prepare rent rolls and tenant ledgers, and <br />reconcile account statements. <br />Our property managers send late notices and <br />interact with tenants on anything relating to rents <br />or deposits owed or paid. <br />Maintenance, inspections, and repairs are handled <br />by OPC's Property Maintenance team and list of <br />qualified vendors. This team handles a variety of <br />service calls such as landscape maintenance, <br />hauling, clean -outs, tenant make-ready's, graffiti <br />removal, and board -ups. <br />Our property management team offers: <br />Pre -close inspections <br />Negotiation of interim leases <br />Rent collections <br />Property monitoring for unsafe <br />conditions or violations <br />Coordination of removal of any <br />hazardous materials <br />Demolition management and <br />coordination <br />Management and coordination <br />of all property maintenance <br />Post Possession Interim Management <br />Prepare and deliver rental agreements <br />tailored to project objectives (if desired). <br />Collect and deliver monthly rent <br />payments to the PWA. <br />Prepare and deliver required notices. <br />Administer emergency and unsafe <br />condition repairs. <br />Contract for on -going building and ground <br />maintenance. <br />Coordinate payment of vendor fees and <br />utility bills. <br />Collect keys and verify abandonment. <br />Provide monthly reporting to the PWA. <br />Post Possession Site Control <br />Contract board -up, fencing, security <br />services. <br />Utility disconnection and meter removal. <br />Asbestos and demolition cost estimates. <br />Coordination of asbestos abatement and <br />demolition contractors. <br />Collection of keys and abandonment <br />verification. <br />Monthly reporting to the PWA. <br />Project Approach ives Through Infrastructure <br />tvt-rs6 opcservices.com :AO PC <br />
