6. Check unit pressures and record as required. <br />Chiller with Reciprocating Compressors: <br />1. Provide annual vibration analysis for two (2) York Chillers. <br />2. Provide annual leak test for two (2) York Chillers. <br />3. Provide four (4) quarterly inspections and maintenance for two (2) York Chillers. <br />4. Provide chiller controls coolant for two (2) York Chillers <br />3. Visually inspect equipment condition and operation as required. <br />4. Check for unusual vibration, noise, excessive temperatures & refrigerant leaks as <br />required. <br />5. Check unit voltage and record as required. <br />6. Check unit operate and records as required. <br />7. Check unit operating hours and record as required. <br />8. Check condenser pressure and record as required. <br />9. Check evaporator pressure and record as required. <br />10. Check oil sump sight glass as required, <br />11. Record chilled water inlet temperature. <br />12. Record chilled water outlet temperature as required. <br />13. Check condenser water inlet as required. <br />14. Check condenser water outlet temperature as required. <br />15. Check compressor starter contacts for abnormal wear as required. <br />Variable Frequency Drive: <br />1. Check unit operation quarterly as required. <br />2. Check fault history report as required. <br />3. Check operation of manual bypass as required. <br />4. Verify drive signal increase and decrease as required. <br />5. Check and tighten all electrical connections as required <br />6. Check starter contacts for wear as required. <br />Computer Room Air Conditioning Units: <br />1. Check all electrical wiring and connection as required. <br />2. Check and replace filters as required. <br />3. Check all electrical wiring and connections; tighten as required. <br />4. Check starter contactor surfaces for wear as required. <br />5. Check compressor amps and record as required. <br />6. Check sight glass for moisture level as required. <br />7. Check operation of crankcase heater as required. <br />8. Lubricate condenser fan motor and fan bearings as required. <br />9. Check condition. of condenser coil, clean as required. <br />10. Check belts for wear, replace as required. <br />11. Check and adjust compressor capacity controls as required. <br />12. Lubricate indoor fan motor and bearings as required. <br />13. Check humidifier for proper operation as required. <br />Boilers: <br />1. Provide annual Preventive Maintenance Inspection on two (2) Bryan Boilers. <br />2. Provide annual Preventive Maintenance Inspection on four (4) Hot Water Boilers. <br />3. Check boilers for proper operation as required. <br />
