22 <br />AREA 2: GRAND AVENUE/17TH <br />STREET <br />The Grand Avenue and 17th Street Focus Area <br />will foster the development of an urban mixed - <br />use corridor connecting to the city's downtown <br />and transit core. The intent is to create <br />opportunities for a new mix of land uses and <br />design to transition Grand Avenue from a series <br />of auto oriented shopping plazas to a series of <br />community -serving, dynamic urban spaces. <br />Relevant General Plan Goals & Initiatives <br />• Create mixed -use corridors and urban <br />villages. <br />• Foster community spaces and neighborhood - <br />serving amenities. <br />• Support new development that establishes <br />public and private outdoor space to improve <br />the experience of walking and living along <br />and around Grand Avenue. <br />Existing Conditions and Key Needs <br />• Within this Focus Area, there are no existing <br />parks or trail corridors. <br />• This area does not overlap with any <br />environmental justice communities. <br />• Projected population growth includes <br />densities of approximately 20 dwelling units <br />per acre. <br />• Three unserved areas overlap the Grand <br />Avenue/17th Street LUE Focus Area, all of <br />which are high need , , «j. <br />Potential Opportunities <br />• Increase access to Santa Ana's park system <br />by completing the Golden Loop. <br />• Explore potential opportunities to address <br />needs within the three unserved, high -need <br />areas (19, 23, 24): <br />• Improve access to Chepa's Park, if possible, <br />by investing in north/south pedestrian/ <br />bicycle improvements across E Santa Ana <br />Blvd <br />• Invest in improvements to Mabury Park <br />to attract and serve residents within a <br />10-minute walk <br />• Explore options for JUAs with: <br />• Sierra Preparatory Academy <br />(Elementary School) <br />• Reach Academy (High School) <br />• Raymond A Villa Fundamental <br />Intermediate School (6-8 grade) <br />• Explore options to acquire a neighborhood <br />park. <br />a UN-3D o� <br />z <br />a <br />0 SANTA ANA PARKS MASTER PLAN CHAPTER 4: PARK ACCESS, EQUITY AND OPPORTUNITIES a <br />
