Task 1: Pre -Design <br />Preliminary design phase shall include Kick-off meeting with City Staff to discuss scope of <br />work, project goals and objectives, potential elements and issues, schedule. <br />Task 2: Design Development (60%plans) <br />Design development phase will involve development of plans based upon Task 1 information <br />and analysis. <br />➢ Deliverables from this task shall include a 60% set of plans, draft outline specification <br />and "Opinion of Probable Cost'. <br />Task 3: Construction Documents (90% and 100% plans) <br />Construction Documents phase (CDs) shall include finalizing plans and specifications from the <br />Design Development phase. This includes the provision of detailed engineering and construction <br />drawings that will serve as the basis for both bidding and construction by a general contractor. <br />➢ Deliverables from this task shall include 90% and 100% plans, final technical <br />specifications, and a finalized "Opinion of Probable Cost". <br />Plans shall include, but are not limited to the following: <br />• Title Sheet <br />• Architectural <br />o Entire Building Floor Plan <br />o Enlarged Restroom Plans <br />o Interior Elevations, as required <br />o Building Sections, as required <br />o Architectural Details, as required <br />Plans shall be submitted at 90% completion for City staff review, and revised per City comments <br />to produce a 100% complete construction drawing package. It is imperative that the consultant <br />exercise care and completeness when implementing plan check comments, to keep project <br />moving more as expeditiously as possible. The City will then conduct one more cursory review <br />prior to obtaining all final approvals and signatures. <br />Technical Specifications <br />Technical specifications for all components listed above shall be provided by Consultant, or their <br />Subconsultants, to the City in CSI (Construction Specifications Institute) format. City Staff will <br />combine these specifications with the City Boiler Plate which together, will become the Project <br />Manual. <br />Final Opinion of Probable Cost <br />Consultant shall provide updated opinion of probable construction cost which shall reflect <br />finalized plans. <br />City of Santa Ana RFP 22-104 <br />Page Al-2 <br />
