S[atcn�rr;rv/quoliJsanunx I SECTION 1 <br />PROJECT CONTROL? <br />Project excellence is only partially attributed to the design <br />During construction, we provide rapid attention to <br />of the space itself. A successful project must also be on time contractor questions, understand construction schedules, <br />and on schedule. RRM has the benefit of having the core <br />disciplines in-house which means we have tighter control <br />over our milestone deliverables and are not at the mercy of <br />sub -consultants schedules. We commence our work plans <br />by establishing a project timeline in Microsoft Project (or <br />Excel if preferred) software with you and your construction <br />manager. A detailed breakdown of tasks and associated <br />responsibilities is correlated to a timeline and will allow RRM <br />to monitor progress and hold all team members accountable. <br />We will utilize a series of milestones and checkpoints to <br />reaffirm the current schedule or take corrective action, if <br />needed. <br />QUALITY CONTROL/QUALITY ASSURANCE <br />RRM adheres to a comprehensive and rigorous quality <br />assurance program for our public projects, that has been <br />developed from lessons we have learned over 49 years in <br />business. Our QA/QC checklist is utilized for each phase of <br />the project, from initial setup through construction. Before <br />a project is released to the City for bidding, a document <br />peer review is performed by a senior landscape architect <br />or project manager who is not a member of the project <br />team. Our third -party cost estimator also plays a valuable <br />role in this arena — if the plans they are reviewing are not <br />clear, then they will not be clear to a bidder either. We <br />are committed to producing quality documents, and our <br />quality assurance procedures were created specifically to <br />minimize construction change orders and cost impacts to <br />our clients. Accuracy in the preparation of construction <br />documents will minimize client and contractor change <br />orders during construction. In the field, the contractor <br />needs clear direction to construct the project according to <br />client expectations, and this direction is conveyed through <br />the construction documents. <br />RRM regularly provides continuous service from design <br />through construction; our boots -on -the -ground project <br />managers are involved from the beginning of the project, <br />and are not only knowledgeable in general landscape <br />construction, but also in specific details that make a public <br />landscape durable and beautiful. <br />and work creatively to solve construction issues that result <br />in a smooth construction process. <br />COST CONTROL AND BUDGETING <br />METHODOLOGY <br />Cost over -runs are one of the most common struggles for <br />large capital projects. RRM has a time -tested approach to <br />minimizing this problem that involves checks and balances: <br />I. Firstly, we rely on our experience and observation of <br />current trends in the industry. Several our park designs <br />have recently been constructed around the state, and <br />we have up-to-date bids for reference. <br />2. Secondly, we utilize an independent estimator who <br />brings a fresh set of eyes and broad construction <br />knowledge; this is not only good for more accurate <br />estimating, but also for picking up plan errors and <br />omissions, one of the most frequent causes of cost <br />increases during construction. <br />3. And lastly, if we have the luxury of having a third -party <br />construction manager like we do in this instance, we also <br />tap into their expertise which can be especially helpful <br />to identify constructability issues that could influence <br />the cost. <br />It is always best to identify potential cost challenges early <br />so they can be mitigated through the natural course of the <br />design development. Therefore, one of our first tasks will be <br />to prepare a preliminary construction estimate based on the <br />major programmatic elements to verify alignment with your <br />construction budget (established by the grant). <br />We will then periodically update the estimate at design <br />milestones to verify that the design is proceeding in <br />alignment with the City's goals. If the updated budget is out <br />of alignment, RRM will evaluate the potential causes (e.g., <br />market conditions, design strategies, etc.) with our cost <br />estimator and develop strategies to mitigate or eliminate the <br />budgetary misalignment prior to moving forward.
