Appendix <br />ATTACHMENT 1 <br />SCOPE OF WORK <br />CITY OF SANTA ANA <br />REQUEST FOR PROPOSALS <br />FOR <br />SANTA ANA LIBRARY CAPITAL PROJECTS CONSTRUCTABILITY <br />REVIEW, CONSTRUCTION MANAGEMENT, AND INSPECTION <br />SERVICES <br />RFP NO.22-173A <br />I. INTRODUCTION <br />The City of Santa Ana is soliciting proposals from professional consultants to provide construction <br />management services for four (4) Santa Ana Public Library tenant improvement projects that are currently <br />in design. The projects include the Main Library Renovation Project, Newhope Library Renovation <br />Project, Delhi Center Library Branch, and the Outdoor Library at Jerome Park Project. All projects are <br />being delivered via a design -bid -build delivery method. Estimated construction budgets for each project <br />range from $2.2 million to $25.3 million. For the Main Library project, the consultant shall provide at <br />least three individuals to act as Construction Manager (CM), Inspector, and Contract Administrator (CA), <br />and serve as an extension of City staff to assist in the overall delivery of these projects. The consultant <br />shall provide a Construction Manager and Inspector for the other three Library projects. Required services <br />shall vary by project as outlined below, with total services to include performing independent review of <br />plans, specifications, and estimate, pre -construction tasks, managing construction and ensuring that the <br />work is completed in accordance with the contract documents, and project closeout and warranty phase. <br />The consultant shall also perform a constructability review and peer estimate of the Main Library <br />Renovation Project. The consultant team will report directly to the City's designated Construction <br />Manager, or authorized representative, for each of the projects listed below. City staff may assist in <br />managing construction and will oversee the work of the Construction Manager, Inspector, and Contract <br />Administrator. The selected consultant will be tasked to provide, maintain, and monitor a total project schedule for <br />all four projects to ensure that construction of the Newhope Library Renovation and Delhi Center Library <br />Branch projects is complete prior to closing of the Main Library.
