STATEMENT OF QUALIFICATIONS GRIFFIN STRUCTURES <br />16 <br />Strategic Considerations <br />Griffin Structures goes to great lengths to research and understand the challenges and opportunities <br />for every pursuit. As a result of this effort, we have prepared the following strategic considerations to <br />demonstrate our approach and illustrate the value we offer. These considerations are prepared in a <br />question -and -answer format for ease of reading. <br />What strategies can be implemented to alleviate <br />potential supply chain issues that could affect <br />the project? <br />Working in this challenging supply chain <br />environment, significant impacts to many capital <br />improvement projects have arisen for a variety of <br />projects. To mitigate these impacts, Griffin has <br />found success in the issuance of early limited <br />Notices to Proceed (NTP) to allow Contractors <br />to submit shop drawings and initiate purchase <br />of long lead items before construction begins. <br />In doing so, we have found that potential delays <br />and disruptions to construction progress can be <br />mitigated. This strategy, combined with a thorough <br />and detailed phasing plan, will be key to the <br />success of these projects. <br />How might the City be protected against <br />potential change orders related to unforeseen <br />conditions? <br />Whenever a project involves the renovation <br />of an operational, existing building, there are <br />challenges related to unforeseen conditions. <br />One strategy we have found successful is the <br />inclusion of destructive investigation into the bid <br />documents. This strategy could also be combined <br />with a fixed allowance carried by all bidders for <br />potential impacts pertaining to hidden conditions <br />contained in walls or ceilings. By anticipating this <br />effort prior to the start of work, the City will benefit <br />from a clear understanding of the work involved <br />before impacting the use of the facility in order to <br />strategize accordingly. <br />How can the City be assured the proposed <br />work does not impact the continued use of the <br />existing Libraries/Facilities? <br />It will be crucial for the success of the projects <br />that a clear site utilization plan be incorporated <br />into the bid documents in the form of a required <br />submittal on behalf of the Contractor. Doing so will <br />ensure the City possesses a true understanding <br />of the public impact associated with the project <br />and can anticipate how it will unfold efficiently. It <br />is crucial this plan incorporates pedestrian traffic, <br />signage, fencing, staging, restrooms, Contractor <br />parking, and barriers required. Griffin will produce <br />an initial plan for inclusion into the bid documents <br />and will work closely with the successful Contractor <br />to refine their final plan in order to achieve proper <br />expectations for the City and community. Our Team <br />will also investigate all utility plans to understand <br />and mitigate potential interruptions to service <br />which needs to remain operational. <br />What are some key strategies to meeting the <br />desired schedule? <br />When implementing a program with multiple <br />projects and milestones which depend on one <br />another, it can be beneficial to bid multiple <br />projects together to a single Contractor so they <br />are responsible for the overall schedule and the <br />economies of scale help to attract more qualified <br />Contractors. The approach of using a single <br />Contractor also improves the subContractor pool <br />and interest benefiting the budget and project <br />staffing. <br />GRIFFIN <br />STRUCTURES <br />
